   (A)   R1 District intent, permitted uses, and special exception uses.
      (1)   District intent.
         (a)   The R1 District, Estate Residential, is intended to provide a land use category for large lots and medium to large single-family detached homes. The provisions that regulate this land use district should protect, promote and maintain areas in the town for existing and future housing growth.
         (b)   The Plan Commission and Board of Zoning Appeals should strive to protect this district from conflicting land uses, and non-family oriented businesses.
      (2)   Permitted uses.
         (a)   Residential.
            1.   Dwelling, single-family.
         (b)   Miscellaneous.
            1.   Accessory structures;
            2.   Decks attached or free standing;
            3.   Private swimming pool.
      (3)   Special exception uses.
         (a)   Residential.
            1.   Bed and breakfast facility;
            2.   Boarding or lodging house;
            3.   Child care home (owner occupied home);
            4.   Manufactured home;
            5.   Residential facility for the developmentally disabled;
            6.   Residential facility for the mentally ill;
            7.   Home occupation.
         (b)   Institutional/public facilities.
            1.   Church, temple or mosque;
            2.   Community center;

         (a)    The R2 District, Low Density Residential, is intended to provide a land use category for medium sized lots and medium to large single-family detached homes. The provisions that regulate this land use district should protect, promote and maintain areas in Leo-Cedarville for existing and future housing growth.
         (b)   The Plan Commission and Board of Zoning Appeals should strive to protect this district
from conflicting land uses, and non-family oriented businesses.
      (2)   Permitted uses.
         (a)   Residential.
            1.   Dwelling, single-family.
         (b)   Miscellaneous.
            1.   Accessory structures;

         (a)   The R4 District, Old Town Neighborhood Residential, is intended to provide a land use category for small lots and small to medium single-family detached homes. The provisions that regulate this land use district should protect, maintain and promote where possible the “old town” areas in Leo-Cedarville.
         (b)   The Plan Commission and Board of Zoning Appeals should strive to protect this district from business encroachment, conflicting land uses, and non-family oriented businesses.
      (2)   Permitted uses.
         (a)   Residential.
            1.   Dwelling, single-family.
         (b)   Institutional/public facilities.
            1.   Public park/recreation center.
         (c)   Miscellaneous.
            1.   Accessory structures;
            2.   Decks attached or free standing;
            3.   Private swimming pool.
      (3)   Special exception uses.
         (a)   Residential.
            1.   Dwelling, multifamily, duplex;
            2.   Bed and breakfast facility;

      (1)   District intent.
         (a)   The R5 District, Multifamily Residential, is intended to provide a land use category for small to medium scale multifamily developments. The provisions that regulate this land use district should protect, promote and maintain areas in the town for existing and future multifamily housing growth.
         (b)   The Plan Commission and Board of Zoning Appeals should strive to use this district as a buffer between other residential districts, and the NC, OC, DC, C1, and C2 Commercial Districts. This district should be within close proximity to parks, open space, services and retail if possible. Avoid locating near conflicting land uses.
      (2)   Permitted uses.
         (a)   Residential.
            1.   Dwelling, multifamily;
            2.   Dwelling, multifamily, duplex;
            3.   Dwelling, multifamily, apartment;
            4.   Accessory structure;
            5.   Decks attached or free standing;

§ 152.045 MP DISTRICT.

   (A)   MP District intent, permitted uses, and special exception uses.
      (1)   District intent.
         (a)   The MP (Mobile Home Park) District is intended to provide a land use category for mobile home parks that comply with all state and federal statutes, regulations, and case law.
         (b)   This district should be within close proximity to parks, open space, services, and retail if possible. Avoid locating near conflicting land uses and nonfamily oriented businesses.
         (c)   See definition of MOBILE AND MANUFACTURED HOME: DWELLING, MANUFACTURED HOME and DWELLING, MOBILE HOME.
