10 DOWNTOWN D COMBINING ZONE DISTRICT

§ 17.10.010 Purpose of the Downtown Combining Zone District.

The purpose of this chapter is to provide for development in the downtown area of the City of Live Oak that enhances the downtown and encourages a broad mix of uses, including commercial, residential and civic uses. This combining zone district should be combined with the C-G or C-MU Zone Districts in locations designated in the General Plan as Downtown Mixed Use.

§ 17.10.020 Applicability.

This zone district is intended to be combined with the C-MU Zone District to the areas described in the General Plan as Downtown Mixed Use.

§ 17.10.030 Allowed uses.

Any use permitted in the C-MU Zone District is permitted in this combining district. If the C-MU Zone District requires a use permit for a use then that use shall also be required to obtain a use permit in this combining zone district.

§ 17.10.040 Development standards.

The development standards provided in the C-MU Zone District are applicable to this combining zone district, except as follows:
A. 
Minimum Lot Size. None.
B. 
Yards. No required front or street side yard shall be required. If a front or street side yard is provided, it shall be landscaped to a depth of 10 feet or the distance to the building, whichever is less.
C. 
Parking and Loading. No on-site parking or loading is required.
