ARTICLE IV

R-1 Single-Family Residential District

§ 410-19 Purpose.

The purpose of this district is primarily intended to maintain the low-density household character of the existing neighborhoods, with single-family detached dwellings, parks, schools, places of worship, and other supportive services that are at an appropriate neighborhood scale.

§ 410-20 Permitted uses.

Only the following uses are permitted within this district, provided that in addition to the supplemental regulations for specific uses established in Article XX, all applicable general use provisions in Article XIX and elsewhere in this chapter are met. Uses permitted by special exception are subject to the approval by the Zoning Hearing Board pursuant to a public hearing set forth with the provisions of Article XXIII of this chapter. Uses permitted by conditional use are subject to the approval by the City Council pursuant to a public hearing set forth with the provisions of Article XXII of this chapter.

§ 410-21 Dimensional requirements.

A. 
Unless further specified in the supplemental regulations for specific uses established in Article XX and all applicable general use provisions in Article XIX and elsewhere in this chapter are met, all new permitted uses and structures (and additions/expansions to existing structures as specified herein Subsection B) within this district shall comply with the table of lot and building dimensional requirements.[1]

B. 
Applications for zoning permits construction of new principal buildings or additions/expansions to existing principal buildings. In addition to the information, required in § 410-145 of this Chapter, applications for the construction of new principal buildings or additions/expansions to existing principal buildings in this zoning district shall be submitted with the following information:
(1) 
A complete set of calculations (i.e., averages of heights, setbacks, etc.) used to determine and demonstrate compliance with all applicable standards set forth in the dimensional requirements for this district.
(2) 
A schematic architectural drawing of the principal building's front facade.

§ 410-22 Design standards.

In addition to other applicable sections of Article XIX, General Provisions, all development or uses permitted within this district shall also comply with the following design standards, as applicable:
A. 
Signs as required by Article XVII.
B. 
Parking and loading as required by Article XVIII.
C. 
Access and traffic control as required by Article XVIII.
D. 
Landscaping, screening and buffering as required by Article XIX.
E. 
Storage as required by Article XIX.
