ARTICLE VIII

R-1 Residential 1 District

§ 215-51 District purpose.

The district is intended for the primary permitted use of single-family dwellings. Certain other types of uses may be integrated into this district but will be compatible with the primary single-family dwelling use only if the impact of certain activities and improvements are specifically mitigated by regulations and conditions that promote and encourage a suitable family environment. The uses in this district are to be primarily residential in nature.

§ 215-52 Permitted uses.

Permitted uses shall be as follows:
A. 
Gardening.
B. 
One-family detached.
C. 
Place of worship.
D. 
Public school.
E. 
Recreation facility (public only).
F. 
Residential accessory.
G. 
Sign.
H. 
Satellite antenna dish.
I. 
Garage sale.
J. 
No-impact home-based business.

Semidetached twin dwellings.

§ 215-53 Conditional uses.

Conditional uses shall be as follows:
A. 
Townhouses.

Private school.
D. 
Nursery school.
E. 
Library or museum (public only).

Municipal building.

§ 215-54 Area and dimensional requirements.

Area and dimensional requirements shall be as follows:
A. 
Required lot area: 12,500 square feet.
B. 
Maximum building coverage: 30%.
C. 
Minimum yard requirements (all uses):
(1) 
Front yard depth: 30 feet.
(2) 
Side yard depth (combined): 20 feet (minimum eight feet on one side).
(3) 
Rear yard depth: 30 feet.
D. 
Building height limit: 35 feet.
E. 
Minimum lot width: 100 feet.

§ 215-55 Off-street parking.

Off-street parking shall be provided as required in Article VI, Off-Street Parking, and Article III, General Regulations, of this chapter.
