For the purpose of this Zoning Code, the City is hereby divided into five types of districts and nine subdistricts, as follows:
(a) Single-Family Districts, including:
(1) The Two-Acre Single-Family District;
(2) The One-Acre Single-Family District; and
(3) The Ten Thousand Square Foot Single-Family District.
(b) Residential Planned Unit Development Districts (Class A).
(c) Multifamily Districts, including:
(1) The Class A Low-Rise Multifamily District; and
(2) The Class B Medium-Rise Multifamily District.
(d) Office Building Districts, including:
(1) The Class A Low-Rise Office Building District;
(2) The Class B Medium-Rise Office Building District; and
(3) The Class C Office Planned Unit Development District.

1158.02 ADOPTION OF ZONING MAP.
The locations and boundaries of each of the districts set forth in Section 1158.01 are shown on a map entitled "Zoning Map of the City of Lyndhurst, Ohio", on file with the Clerk of Council. This Map and all notations, references, data and other information shown thereon, including setback building lines, are hereby made a part of this Zoning Code as though reproduced herein.

1158.03 INTERPRETATION OF DISTRICT BOUNDARIES.
All boundary lines between districts shown on the Zoning Map shall be interpreted and determined as follows:
(a) Where boundaries apparently follow lot lines and are not more than ten feet therefrom, the lot lines shall be construed to be the boundary lines.
(b) Where boundaries apparently follow streets or alleys, the center of such streets or alleys shall be construed to be the boundary line.
(c) Where district boundary lines divide a parcel of land, the location of such boundaries, unless related to fixed points on the property boundary, shall be determined by scale and each part of the parcel shall comply with the regulations of the district in which it is located.
(d) Where district boundary lines do not coincide with any of the aforesaid lines and where a district is not located by dimensions or fixed points shown on the Map, the district shall be determined by the scale appearing thereon. In cases of other uncertainties, the City Planning Commission shall determine the exact location of the district.

1158.04 REGULATION OF DISTRICTS.
The regulations set forth in this chapter and in the chapters which follow are the regulations governing the use, height, area and yard requirements for buildings and premises, and the use of land in each district and subdistrict.

1158.05 CONFORMITY TO ZONING CODE.
(a) No land or building shall hereafter be used, and no part thereof shall hereafter be erected, moved, altered, enlarged, leased, extended or reconstructed for any purpose, or in any manner, except in conformity with the use, height, bulk, setback building line, area, yard and other regulations established in this Zoning Code.
(b) No portion of any lot, yard or area required under this Zoning Code for one building or use shall be used as any portion of a required lot, yard or area for another building or use.
