On any single lot of record which does not conform to the regulations for minimum lot area, lot width and/or lot depth for the zone in which it is located and where adjacent lots were not owned by the owner of the lot in question at any time between the effective date of this chapter and the date the application for a building permit is filed with the Township, a building permit may be issued and a building may be erected, altered or used and any conforming or permitted use may be established; provided that setback, yard, height and all other requirements, other than lot area, lot width or lot depth requirements, of this chapter and all other applicable Township ordinances and regulations for the district in which the lot is located shall be met.
