ZONING DISTRICTS ESTABLISHED; ZONING MAP
In order to carry out the purpose and provisions of this chapter, the City of Mequon is hereby divided into the following districts:
R-1 single-family rural residential district five-acre minimum)
R-1B single-family rural residential district (2.5-acre minimum)
R-2 single-family rural residential district (two-acre minimum)
R-2B single-family suburban residential district (1.5-acre minimum)
R-3 single-family suburban residential district (one-acre minimum)
R-4 single-family suburban residential district (¾-acre minimum)
R-5 single-family suburban residential district (½-acre minimum)
R-6 two-family and three to four unit multiple-family suburban residential district (20,000-square-foot minimum structure)
RM multiple-family residential district (low density: four to eight units/acre multiple-family dwellings)
(Note: Existing seven plus/acre multifamily will be protected with a conditional use grant.)
A-1 agricultural preservation district
A-2 general agricultural district
OA agricultural overlay district
B-1 neighborhood business district
B-2 community business district
B-3 office and service business district
B-4 business park district
B-5 light industrial district
LTD limited use overlay district
PUD planned unit development overlay district
TDR-PDR transfer of development rights-planned unit development overlay district
IPS institutional and public service district
P-1 park and recreation district
FW floodway district
FFO Flood fringe overlay district
C-1 shoreland-wetland conservancy district

(a)
The location and boundaries of the districts established by this chapter are set forth in the official zoning map, dated May 1980 and amended by Ordinance No. 94-819 dated October 11, 1994 as subsequently amended by ordinance. The official zoning map shall consist of a series of 1" = 200' scale maps for each U.S. public land survey section in the City of Mequon, Wisconsin.
(b)
Should the official zoning map be lost, destroyed, or damaged, the administrator may have a new map drawn on acetate or other durable material from which prints can be made. No further council authorization or action is required so long as no district boundaries are changed in this process.
(c)
Amendments to the official zoning map are accomplished using the same procedures that apply to other amendments to this chapter, as set forth in section 58-45.
(d)
The administrator shall update the official zoning map as soon as possible after amendments to it are adopted by the council. Upon entering any such amendment on the map, the administrator shall change the date of the map to indicate its latest revision. New prints of the updated map may then be issued.
(e)
No unauthorized person may alter or modify the official zoning map.
(f)
The department of community development shall keep copies of superseded prints of the zoning map for historical reference.

Where uncertainty exists as to the boundaries of districts as shown on the official zoning map, the following rules should apply:
(1)
Boundaries indicated as approximately following the centerlines of streets, highways, railroads, or alleys shall be construed to follow centerlines.
(2)
Boundaries indicated as approximately following platted lot lines shall be construed as following such lot lines.
(3)
Boundaries indicated as following shore lines shall be construed to follow such shore lines, and in the event of change in the shore line shall be construed as moving with the actual shore line; boundaries indicated as approximately following the centerlines of streams, rivers, canals, lakes, or other bodies of water shall be construed to follow such centerlines.
(4)
Distances not specifically indicated on the official zoning map shall be determined by the scale of the map.

All streets, alleys, public-ways, waterways, and railroad rights-of-way, if not otherwise specifically designated, shall be deemed to be in the same zone as the property immediately abutting upon such alleys, streets, public-ways, or waterways and railroad rights-of-way. Where the centerline of a street, alley, public-way, waterway or railroad right-of-way serves as a district boundary, the zoning of such areas, unless otherwise specifically designated, shall be deemed to be the same as that of the abutting property up to such centerline.
