ARTICLE IV

RESIDENTIAL DISTRICTS

SECTION 15.401. PURPOSE.

   A.   R-1 Single-Family Residential District. The R-1 Single-Family Residential District is intended for low density residential use, to provide areas well suited as to location and topography, and to accommodate large lot residential development. The district allows for very limited non-residential uses that are compatible with residential areas and/or assist in providing municipal services.
   B.   R-2 Single-Family Residential District. The R-2 Single-Family Residential District is established to provide low density residential areas for the principal use of single-family dwellings upon land with lesser land area than required by the R-1 District. The district allows for very limited non-residential uses that are compatible with residential areas and/or assist in providing municipal services.

SECTION 15.402. USES.

   Article 7 lists permitted and special principal uses and temporary uses for the residential districts.

SECTION 15.403. DIMENSIONAL STANDARDS.

   A.   Table 4-1: Residential Districts Dimensional Standards establishes the dimensional standards for the residential districts. These regulations apply to all uses within each district unless a different standard is listed for a specific use.
   B.   The Scenic Easement Overlay design standards of Section 15.601 may apply.

SECTION 15.404. GENERAL STANDARDS OF APPLICABILITY.

   A.   Site Development Standards. See Article 8 for additional on-site development standards and requirements, such as exterior lighting, accessory structures and uses, and permitted encroachments.
   B.   Off-Street Parking and Loading. See Article 9 for off-street parking and loading standards and requirements.
   C.   Landscape. See Article 10 for landscape, buffering, and screening standards and requirements.
