1 Building setbacks from property line
2 Minimum lot sizes required by the Georgia Department of Natural Resources (EPD) Chapter 391-3-16-2 in State of Georgia Recharge Areas. The minimum lot size with private water and sewerage, required in the medium (average) pollution susceptibility area (1.25 acres), the minimum lot size required in a high susceptibility area is (1.50 acres). Lots with public water and private sewerage in the medium (average) pollution susceptibility area require (0.62 acres), in the high pollution susceptibility area (0.75 acres) required. (Check with the Mitchell County Environmental Health Department.)
3 The maximum height and minimum building size must comply with the Mitchell County Building Codes.

PRIVATE WELLS AND SEPTIC SYSTEMS
All lots not served by a public water system and public sewage system shall be at least 150 feet in width at the building line, (1.25) acres in size to comply with the State of Georgia Regulations, The Mitchell County Health Department may require more property.
PUBLIC WATER AND PRIVATE SEPTIC SYSTEMS
Lots served by individual sewage disposal systems with public water supply shall be at least 100 feet in width at the building line and at least 27,225 square feet in area.
FLAG LOT - With five acres or less, under single ownership, must have a minimum of 60 feet of road frontage and may be allowed up to two homes, if all applicable state and county ordinances are met. This lot may not be subdivided.
Flag lots with more than five acres, under a single ownership, must have a minimum of 60 feet of road frontage and may be allowed up to 4 homes, if all applicable state and county ordinances are met. This lot may not be subdivided.
