R-1 RESIDENCE DISTRICTS

§ 27-400 Use Regulations.

In R-1 Residence Districts, the following regulations shall apply. A building may be erected or used, and a lot may be used or occupied, for any use permitted in RA Residence Districts.

§ 27-401 Area Regulations.

1. 
Lot Area and Width. Every building hereafter erected or used in whole or in part as a dwelling shall have a lot area and a lot width at the building line of not less than the requirements set forth below, subject to the provisions of § 27-901:
A. 
Where a dwelling is served by both public water and sanitary sewer facilities: a minimum lot area per family of 7,500 square feet and a minimum lot width of 60 feet.
B. 
Where a dwelling is served by either public water or sanitary sewer facilities, but not both: a minimum lot area per family of 12,000 square feet and a minimum lot width of 80 feet.
C. 
Where a dwelling is served by neither public water nor sanitary sewer facilities: a minimum lot area per family of 20,000 square feet and a minimum lot width of 80 feet.
2. 
Building Area. Not more than 35% of the area of each lot may be occupied by buildings.
3. 
Yards. Front, side and rear yards shall be provided on each lot as follows:
A. 
Front Yard. One yard, not less than 30 feet in depth, measured from the street line, subject to the provisions of § 27-912.
B. 
Side Yards. Two yards, not less than 20 feet in aggregate width, and neither less than eight feet; except that, in the case of a corner lot, any side yard which abuts a street shall have a width of not less than the required depth for the front yard of a building fronting on such street and adjoining the corner lot, subject to the provisions of § 27-901.
C. 
Rear Yard. One yard, not less than 25 feet in depth.
4. 
Impervious Coverage. Not more than 50% of the area of each lot may contain impervious coverage.

§ 27-402 Height Regulations.

No building shall exceed 35 feet in height, provided that such height limits may be exceeded by one foot for each foot by which the width of each side yard is increased beyond minimum side yard requirements, up to a maximum height of 45 feet.
