CHAPTER 17
60 ANNEXATION
§ 17.60.010 Territory hereafter annexed.
(a)
All territory annexed to the city of Montesano shall be zoned rural residential (R) unless the ordinance annexing the property specifies that the property shall be within a different zoning district. In that case, the zoning district specified in the annexation ordinance shall be the zoning of the property. The zoning given the property at annexation may be changed as provided in Chapter 17.56 after the property is annexed into the city.
(b)
If the applicant for annexation proposes that the zoning after annexation is to be other than rural residential (R), the notice for the annexation shall include the requested zoning district.
(c)
If within a year prior to annexation, Grays Harbor County has approved all necessary permits for a structure or other development, the proposed construction may be completed in compliance with those permits and any approved plans provided that the following conditions are met:
(1)
The construction is begun no later than sixty days after the property is annexed.
(2)
All requirements of the building codes and fire prevention regulations of the city of Montesano are met.
