Nonconforming Uses and Structures
§ 132-53 Continuation of use.
Any use, building or structure which shall be made nonconforming at the time of passage of this chapter, or any amendment thereto, may be continued except as otherwise specified in this article or in this chapter.
An existing nonconforming use, building or structure may not be enlarged, reconstructed, substituted or structurally altered unless required by law or as follows:
Any nonconforming structure or building damaged by an act of God may be repaired or reconstructed, if the damage is less than 50%, to the same size and location, provided that such reconstruction be completed within two years from the time the destruction occurred.
A nonconforming use shall not be extended to display a conforming use. A nonconforming use may be changed into a conforming use, or to a more restrictive nonconforming use. Once changed to a more restrictive nonconforming use or into a conforming use, no structure or land shall be permitted to revert to a nonconforming use.
When discontinued for a period of two years or more, a nonconforming use shall be terminated.
§ 132-54 Mobile homes on preexisting lots.
Mobile homes legally placed on lots prior to the effective date of this chapter may be replaced by newer or more modem mobile homes as long as they comply with a minimum of 700 square feet.
§ 132-55 Existing nonconforming lots.

A structure may be placed on any vacant nonconforming lot, irrespective of its area or width, provided that:
Said lot is a lot of record in existence as entity at the time of passage of this chapter.
The owner of the lot does not own an adjoining lot.
Each side yard is not less than 12 feet.
Any side yard adjoining a side street is not less than 15 feet.
The rear yard is not less than 20 feet.
The front yard is not less than 15 feet.
When an unimproved lot is situated between two improved lots, each having a principal building within 25 feet of the side lot line of the unimproved lot, the front yard may be reduced to a depth equal to that of the greater front yard of the two adjoining lots; provided, however, that it may not be reduced below 15 feet.
