ESTABLISHMENT OF DISTRICTS

Sec. 18-86. - Divisions of zoning districts.

The town and its extraterritorial jurisdiction are divided into the following general and overlay zoning districts:

Zoning Districts

A-1 Agricultural district
R-30 Low-density residential district
R-15 Medium-density residential district
R-10 Medium-density residential district
R-6M High-density residential and manufactured home park district
R-6 High-density residential district
R-4 High-density residential district
MF Multifamily residential district
O-I Office and institutional district
B-1 General business district
B-2 Central business district
I-1 Light industrial district
WS Watershed overlay district

Sec. 18-87. - Locations and boundaries of districts.

(a)

The locations and boundaries of each of the zoning districts shall be shown on the map accompanying and made a part of this article, entitled "Official Zoning Atlas of the Town of Nashville, North Carolina," and adopted by the town council. The official zoning map and all the notations, references and amendments to and other information shown on the map are made a part of this article. The official zoning atlas shall be kept on file in the office of the zoning administrator and shall be available for inspection by the public.

(b)

The official zoning atlas and all amendments shall be identified by the signature of the town manager and shall bear the seal of the town under the following words:

"This is to certify that this is the Official Zoning Atlas referred to in the Zoning Ordinance by the Town of Nashville, North Carolina," together with the date of the adoption of this article (January 5, 1993).

Sec. 18-88. - Rules governing boundaries.

When uncertainty exists with respect to the boundaries of a district as shown on the official zoning atlas, the following rules shall apply:

(1)

District boundary lines are intended to be along or parallel to property lines or lot lines of a platted addition and to the centerlines of streets, alleys, railroads, easements or other rights-of-way, and creeks, streams or other water channels.

(2)

In the absence of specified distances on the map, dimensions or distances shall be determined by the zoning administrator by the scale of the official zoning atlas.

(3)

The board of adjustment shall interpret the intent of the map as to the location of district boundaries upon appeal from the decision of the zoning administrator.

Sec. 18-89. - Special use districts.

(a)

In addition to the general use zoning districts established, a corresponding special use district, bearing the designation SU, may be established in accordance with the provisions of section 18-244. Accordingly, the following special use districts may be designated upon approval by the town council of a petition by the property owners to establish a special use district: A-1(SU), R-30(SU), R-15(SU), R-10(SU), R-6(SU), R-4(SU), R-6M(SU), O-I(SU), B-1(SU), B-2(SU), and I-1(SU).

(b)

All regulations which apply to a general use zoning district also apply to the corresponding special use district. All other regulations which may be offered by the property owner and approved by the town council as part of the rezoning process shall also apply.
