CHAPTER 17

84 - EXCEPTIONS AND MODIFICATIONS

17.84.010 - Purpose of provisions.

The requirements and regulations specified in this title shall be subject to the exceptions, modifications and interpretations set forth in this chapter.

17.84.020 - Existing lots of record.

In any zone where single-family dwellings are permitted, a one-family dwelling may be erected on any lot of official record at the effective date of the ordinance codified in this title, irrespective of its area or width, the owner of which does not own any adjoining property; provided that the required setbacks and yard spaces shall not be reduced below the minimum as required in this title.

17.84.030 - Height limits.

A.

Height limits stipulated elsewhere in this title shall not apply for barns, silos or other farm buildings provided that they are not less than fifty feet from every lot line; church spires, belfries, domes, monuments, water towers, flagpoles, radio transmission towers, etc.;

B.

Height limits may be increased for public buildings.

17.84.040 - Yard exceptions and modifications.

Yard requirements shall be subject to the following modifications:

A.

Side yard width may be varied where the side wall of a residence is not parallel with the side lot line. In such ease the average width shall not be less than otherwise required.

B.

Width of one side yard may be reduced by the commission provided it is not less than three feet and provided the sum of the two side yards is not less than the minimum required.

17.84.050 - Projections into required yards.

A.

Projections of a building may not exceed six inches.

B.

Patios, sunshades and similar structures may utilize twenty percent of the rear yard but may not be closer than ten feet to the rear lot line.
