Zoning Districts
§ 290-4 Enumeration of districts.

The Village of New Hempstead is hereby divided into the following classes of districts:
1R-50 | One-Family Residence |
1R-40 | One-Family Residence |
1R-35 | One-Family Residence |
1R-25 | One-Family Residence |
2R-15 | Two-Family Residence |
LO | Laboratory Office |
NCD | Neighborhood Commercial |
§ 290-5 Zoning Map.
[Amended at time of adoption of Code (see Ch. 1, General Provisions, Art. I)]
The boundaries of these districts and special building lines are hereby established as shown on a map entitled "Zoning Map, Village of New Hempstead, New York," dated March 1, 1984, and as may be amended from time to time and certified by the Village Clerk, which map is hereby made the "Official Map" and is a part of this chapter and is on file in the Village offices.
§ 290-6 Interpretation of district boundaries.
Where uncertainty exists as to the locations of any boundaries shown on the Zoning Map, the following rules shall apply:
District boundary lines follow lot lines, streets, municipal boundaries, rights-of-way, railroad rights-of-way or watercourses or are parallel or perpendicular thereto, unless such district boundary lines are fixed by dimensions, as shown on the Zoning Map.
Where district boundaries are shown approximately following streets, rights-of-way, railroad rights-of-way or watercourses, the center lines thereof shall be such boundaries.
Where district boundaries are shown approximately following municipal boundaries or lot lines, such municipal boundaries or lot lines shall be the district boundaries.
Where district boundary lines divide a lot, the location of any such boundary, if not indicated by dimensions, shall be determined by use of the map scale appearing thereon.
If the district classification of any property is in question, it shall be deemed to be in the most-restrictive adjoining district.
§ 290-7 Order of restrictiveness.
Where zoning districts are referred to as more restrictive or less restrictive, the designations shall refer to the order in which the districts are named in § 290-4, the first named being the most restrictive.
§ 290-8 Lots in two or more districts or municipalities.
Where a lot in one ownership of record is divided by one or more district boundaries or municipal lines, the following shall apply:
