ARTICLE III
Establishment of Districts
§ 370-10 Classes of districts.
For the purposes of this chapter, North Coventry Township is hereby divided into the following base districts and overlay districts, which shall be designated as follows:
A.
Base districts. All land in the Township is divided into base zoning districts. These districts set limits and requirements for all land uses within their boundaries.

B.
Overlay districts. Overlay districts apply regulations to specific areas in addition to those regulations of the underlying base district.

§ 370-11 Zoning Map.
A.
Base districts. The boundaries of all base districts shall be shown on the map made part of this chapter; this map shall be known as the "Zoning Map of North Coventry Township." Said map and all notations, references and data shown thereon are hereby incorporated by reference into this chapter, and shall be as much a part hereof as if all were fully described herein. Whenever an amendment of this chapter involving a change of district boundaries is approved by the Board of Supervisors, said change shall be recorded on the master Zoning Map of North Coventry Township as maintained at the Township offices and which is updated from time to time.

B.
Overlay districts. The Flood Plain Conservation District, Natural Resource Conservation District, Interchange District, Scenic Preservation District, Historic Preservation District, Ridgeline Protection District, Communication Towers, Antenna and Equipment Overlay District, Well Head Protection Overlay District and Water Budget Impact Zone Overlay District shall be treated as overlay districts to the otherwise applicable base zoning district. The location of and provisions applicable to overlay districts are described in Article IX of Chapter 370.

§ 370-12 Interpretation of district boundaries.
A.
The rules and interpretation of overlay district boundaries shall be as set forth in the following chapter sections:

Boundary lines shall, unless otherwise indicated, follow property lines or the center lines of streets, watercourses, ponds or lakes, or rights-of-way of power lines and other public utilities, or such lines extended, or lines parallel or perpendicular thereto. Where uncertainty exists as to the location of any said boundary as shown on the Zoning Map, the following rules shall apply:
(1)
Where a district boundary is indicated as approximately following the center line of a street, lane, or lake or watercourse, or right-of-way of a power line, railroad or other public utility, such center line shall be construed to be such boundary.
(2)
Where a district boundary is indicated as approximately following a lot or other property line, such lot or property line shall be construed to be such boundary.
(3)
Where a district boundary divides a lot or runs through undivided property, the location of such boundary, unless otherwise specified by dimensions on the Zoning Map, shall be determined by the use of the scale appearing on said map.
(4)
Where dimensions are shown on the Zoning Map between a street or watercourse and a district boundary, they shall indicate that the district boundary runs parallel to the center line of the street or watercourse at a distance therefrom equivalent to the number of feet so indicated, unless otherwise specified. Where scaled distances do not agree with such dimensions, the dimensions shall control.
§ 370-13 Boundary tolerances.
Where a lot is divided by a district boundary line, other than a boundary line of the Flood Plain Conservation District, the uses permitted in the less restrictive district may extend into that portion of said lot in the more restrictive to either the nearest lot line or a distance of 50 feet, whichever is less. In no case shall a use be allowed to extend into the more restrictive district unless full use is made of the less restricted area before extension. Any extension of a use into the more restrictive district must meet the area and bulk requirements of the more restrictive district. In no case shall the uses and area and bulk requirements permitted in an abutting district be extended for any distance into a Flood Plain Conservation District.
