- ZONING DISTRICTS ESTABLISHED; ZONING MAP
For the purposes of this chapter, the city is divided into seven districts designated as follows:
(1)
A-1 Agricultural District;
(2)
R-1 Single-Family Residential District;
(3)
R-2 Multifamily Residential District;
(4)
C-1 General Commercial District;
(5)
C-2 Highway Commercial District;
(6)
I-1 Light Industrial District;
(7)
I-2 Heavy Industrial District.

The boundaries of these districts are hereby established as shown on the map entitled "Zoning Districts Map - Oglethorpe, Georgia," dated November 25, 1974, and certified by the city clerk. Said map is hereby made part of this chapter; it shall be on file in the office of the city clerk and available for public inspection.

If, in accordance with the provisions of this chapter, changes are made in district boundaries portrayed on the zoning map, such changes shall be made on the zoning districts map promptly after the amendment has been approved by the city council.

Where uncertainty exists with respect to the boundaries of any of the aforesaid districts shown on the zoning map, the following rules apply:
(1)
Where district boundaries are depicted as approximately following the centerline of streets or highways, centerlines of streams or drainageways, street lines, or highway right-of-way lines, such centerlines, street lines, or highway right-of-way lines shall be construed to be such boundaries.
(2)
Where district boundaries are so depicted that they approximately follow the lot lines, such lot lines shall be construed to be said boundaries.
(3)
Where district boundaries are so depicted that they are approximately parallel to the centerlines of streets, highways, or railroads, or rights-of-way of same, such district boundaries shall be construed as being parallel thereto and at such distance therefrom as indicated on the zoning map. If no distance is given, such dimension shall be determined by the use of the scale shown on said zoning map.
(4)
Where a district boundary line as appearing on the zoning map dividing a lot in single ownership at the time of enactment of the ordinance from which this chapter is derived, the district requirements for the least restricted portion of such lot shall be deemed to apply to the whole therefor; provided that such extension shall not include any part of such a lot more than 35 feet beyond the district boundary line.
