ZONING DISTRICTS
(a)
Districts established. For purposes of this chapter, the city is hereby divided into the following use districts:
(1)
Residential District.
(2)
Agriculture Use District.
(3)
Commercial Use District.
(4)
Industrial Use District.
(b)
Zoning district map. The boundaries of the aforesaid districts are hereby established as shown on the map entitled Zoning Map, City of Pittsville, Wood County, Wisconsin, which map accompanies and is made a part of this chapter. All notations, references and other things shown upon said zoning map showing use districts shall be as much a part of this chapter as if the matter and things set forth by said map were fully described herein. Conformity with the regulations herein prescribed for the use districts in which such land or premises is located. No building shall be erected or structurally altered or used except in conformity with the regulations herein prescribed for the use districts in which such building is located.
(c)
Boundary line determinations. District boundary lines on the zoning district map shall be determined as follows:
(1)
Where district boundary lines obviously follow road, street, water, lot, section, quarter-section or property lines, such lines shall be the boundaries.
(2)
In subdivided property or where a district boundary line divides a lot or parcel of property, the dimensions shown on the map shall be used to locate the district boundaries; and, in the absence of such dimensions, the map scale shall be applied.
(3)
If uncertainty exists, the board of appeals established by this chapter shall determine the location of boundaries.
(4)
Whenever any street, alley or other public way is vacated, the zoning district adjoining each side of such street, alley or public way shall be automatically extended to the center of such vacation, and all areas included in the vacation shall then henceforth be subject to all appropriate regulations of the extended districts.
(d)
Annexations. All territory hereafter annexed to the city and not in a zoning district shall automatically become a part of the Class "A" Residential District until definite boundaries and regulations are adopted by the common council; provided, however, that within 90 days from and after the date of annexation, the common council may adopt other boundaries and zoning district classifications for all or part of the lands annexed.

(a)
Permitted uses. In the Agriculture Use District, no building or premises shall be used and no building shall hereafter be erected or structurally altered, unless otherwise provided in this chapter except for one or more of the following uses and in compliance with the other regulations herein:
(1)
Any use permitted in the Residential District.
(2)
Production of forest products, forest industries, storage of forest products, nurseries, greenhouses, and experimental forests.
(3)
General farming.
(4)
Outdoor theaters approved by the city plan commission.
(5)
Any other use accessory to and incidental to the uses hereinbefore set forth.
(b)
Conditional uses. The following uses are permitted in the Agriculture Use District upon the condition that a conditional use permit shall be required before such use is allowed:
(1)
Hospitals and clinics, nursing homes, convalescent homes, rest homes for the aged and similar uses involving the furnishing of health care to the public.
(2)
Golf courses, country clubs, tennis courts, swimming pools and similar recreational facilities of a non-commercial nature for private club purposes.
(3)
Sale on the premises of farm products produced on the premises.
(4)
Hog, goat, sheep, bee and poultry raising; buildings in which cattle are kept if such buildings are located within 200 feet of the nearest residential district; and all other agricultural uses which may cause noxious odors, noise or sanitation hazards.
(5)
Single-family, two-family residences.
(6)
Other uses permitted pursuant to article IV of this chapter.
(7)
Self storage units.
(c)
Dimensional requirements. Unless otherwise designated in this chapter, in the Agriculture Use District the minimum dimensions and setbacks of yards, the minimum lot area, the minimum lot width, the maximum lot coverage by all buildings, the minimum floor area and the maximum building height permitted shall be as follows:
(1)
Minimum front yard setback: 25 feet.
(2)
Minimum side yard setback: 25 feet on each side.
(3)
Minimum rear yard setback: 100 feet; non-livestock accessory buildings located on residential use parcels in an agricultural zoned area shall be required to only have a minimum rear yard setback of 10 feet.
(4)
Minimum lot area: ten acres.
(5)
Minimum lot width: 200 feet.
(6)
Maximum lot coverage by all buildings: five percent of entire lot area.
(7)
Minimum floor area of buildings: 960 square feet for a single-family dwelling, and 1,920 square feet for a two-family dwelling.
(8)
Maximum building height: 35 feet; provided, however, that there shall be no height limit for buildings or structures used exclusively for agricultural purposes.

(a)
Permitted uses. In the Residential District, no building or premises shall be used and no building shall be hereafter erected or structurally altered, unless otherwise provided in this chapter, except for one or more of the following uses and in compliance with the other regulations herein:
(1)
One-family dwellings.
(2)
Two-family dwellings.
(3)
Noncommercial gardening.
(4)
Accessory buildings and/or private garages.
(5)
Business and professional offices, including insurance sales.
(6)
Florist shops.
(7)
Gift shops.
(8)
Funeral parlors.
(9)
Any other use similar in character to subsections (a)(1)—(8) of this section.
(b)
Conditional uses. The following uses are permitted in the Residential District upon the condition that a conditional use permit shall be required before such use is allowed:
(1)
Hospitals; medical and dental clinics.
(2)
Multiple-family dwellings including apartment houses with at least three family units providing off-street parking.
(3)
Boardinghouses and lodginghouses providing off-street parking.
(4)
Hotels, motels, bed and breakfast facilities.
(5)
Multiple-family dwellings.
(6)
Restaurants.
(7)
Taverns.
(8)
Gasoline service stations.
(9)
Other uses pursuant to article IV of this chapter.
(10)
Mobile home parks as defined in this chapter.
(c)
Dimensional requirements. Unless otherwise designated in this chapter, in the Residential District, the minimum dimensions and setbacks of yards, the minimum lot area, the minimum lot width, the maximum lot coverage by all buildings, the minimum floor area and the maximum building height permitted shall be as follows:
(1)
Minimum front yard setback: 25 feet.
(2)
Minimum side yard setback: 7½ feet on each side.
(3)
Minimum rear yard setback: ten feet.
(4)
Minimum lot area: 7,200 square feet.
(5)
Minimum lot width: 75 feet.
(6)
Maximum lot coverage by all buildings: 45 percent of entire lot area.
(7)
Minimum floor area of buildings: 960 square feet.
(8)
Maximum building height: 35 feet; provided, however, that there shall be no height limit for buildings or structures used exclusively for agricultural purposes.

a.
Ten feet on street sides.
b.
25 feet front yard.

(a)
Permitted uses. In the Commercial Use District, no building or premises shall be used and no building shall hereafter be erected or structurally altered, unless otherwise provided for in this chapter except for one or more of the following uses and in compliance with the other regulations herein:
(1)
Art shop or studio.
(2)
Automobile sales and service establishments, filling stations, public garages and parking lots.
(3)
Bakery.
(4)
Barbershop and beauty parlor.
(5)
Books, stationary and office supplies.
(6)
Candy store and confectionery store.
(7)
Animal clinics.
(8)
Dress shop, clothing store, notion shop, dry goods store, hosiery shop, tailor shop.
(9)
Drugstore or pharmacy.
(10)
Retail food products.
(11)
Furniture stores.
(12)
Gift shops.
(13)
Retail grocery store, delicatessen, meat and fish markets, fruit and vegetable markets.
(14)
Hardware stores.
(15)
Hotel or motels.
(16)
Ice cream stores, soda fountains or soft drink stands.
(17)
Jewelry stores.
(18)
Music and radio stores.
(19)
Newsstands, cigars, cigarettes and tobacco.
(20)
Photographer and photographer's supplies.
(21)
Temporary structures, taverns and nightclubs.
(22)
Theaters and places of amusement.
(23)
Manufactured or mobile home parks as the same is defined in the chapter of the city and incorporated herein by reference.
(24)
Gun shops.
(25)
An other use similar in character and incidental to the conduct of a retail business on the premises.
(26)
Such accessory uses as are customary in connection with the foregoing uses and incidental thereto.
(b)
Conditional uses. The following uses are permitted in the Commercial Use District upon the condition that a conditional use permit shall be required before such use is allows:
(1)
Single-family, two-family and multiple-family dwellings.
(2)
An accessory building or use (including a private garage, carport and paved parking areas customarily incident to single-family and two-family dwellings).
(3)
Hotels and motels and bed and breakfast facilities, boardinghouses and lodginghouses.
(4)
Self storage units.
(c)
Dimensional requirements. Unless otherwise designated in this chapter, in the Commercial Use District, the minimum dimensions and setbacks of yards, the minimum lot area, the minimum lot width, the maximum lot coverage by all buildings and the maximum building height permitted shall be as follows:
(1)
Minimum front yard setback: 25 feet from lot line or from nearest highway right-of-way line, whichever requires the greater minimum front yard setback. However, if the existing setback of adjoining lots is less than 25 feet, the setback may be established at the average setback of such adjoining lots.
(2)
Minimum side yard setback: ten feet on the side of any lot adjoining any agricultural or residential district; ten feet on the street side of any corner lot whose rear lot line adjoins any agricultural or residential district; but none otherwise.
(3)
Minimum rear yard setback: 15 feet.
(4)
Minimum lot area: 7,200 square feet.
(5)
Minimum lot width: 75 feet.
(6)
Maximum lot coverage by all buildings: 70 percent of entire lot area.
(7)
Maximum building height: 35 feet for the principal building, and 25 feet for any accessory building.

(a)

In the Industrial Use District, no building or premises shall be used and no building shall hereafter be erected or structurally altered, unless otherwise provided in this chapter, except for those permitted uses as allowed for Commercial Use Districts as set forth in subsection 48-49 (a) and except for one or more of the following uses and in compliance with the other regulations herein:
(1)
Storage and warehousing.
(2)
Food processing.
(3)
Manufacturing.
(b)
Conditional uses.
(1)
Agriculture including general farming as defined in the Agriculture Use District herein.
(2)
Other uses pursuant to article IV of this chapter.
(c)
Dimensional requirements. Unless otherwise designated in this chapter, in the Industrial District the minimum dimensions and setbacks of yards, the minimum lot area, the minimum lot width, the maximum building height permitted shall be as follows:
(1)
Minimum front yard setback: 40 feet from lot line or from nearest highway right-of-way line, whichever requires the greater minimum front yard setback.
(2)
Minimum side yard setback: 25 feet on the side of any lot adjoining any Agricultural, Residential or Business District; 25 feet on the street side of any corner lot whose rear lot line adjoins any Agricultural, Residential or Business District; and ten feet otherwise.
(3)
Minimum rear yard setback: 25 feet.
(4)
Minimum lot area: 28,000 square feet.
(5)
Minimum lot width: 200 feet.
(6)
Maximum lot coverage by all buildings: 70 percent of entire lot area.
(7)
Maximum building height: 45 feet for the principle building, and 35 feet for any accessory building.

ZONING DISTRICTS
(a)
Districts established. For purposes of this chapter, the city is hereby divided into the following use districts:

(c)
