ARTICLE II
District Descriptions and Boundaries
§ 165-3 Intent of use districts.
A.
Farm Zone District (F). The intent of the Farm Zone District is to promote agricultural uses and accommodate the residential and other uses which occur in a rural setting. This district is most applicable to areas in which the predominant land use is agricultural and which lack water and sewer services.
B.
Residential Zone District (R). The intent of the Residential Zone District is to provide for flexible patterns of single-family residential development that are protective of sensitive environmental features and resources; or to provide a transition between developed areas and farm and unique environmental areas; or to accommodate the preexisting pattern of one-acre lots and to continue to allow one-acre lot development when part of a planned approach.
C.
Residential 40 Zone District (R-40). The intent of the Residential 40 Zone District is to provide for single-family residential development established in or near a suburban setting on lots of 40,000 square feet with public water, sewer and drainage systems.
D.
Hamlet Residential Zone District (HR). The Hamlet Residential Zone District is intended to allow for residential use of land on relatively small lots in portions of the Town that have historically been centers of early residential settlement.
E.
Hamlet Commercial Zone District (HC). The Hamlet Commercial Zone District is intended to accommodate a range of land uses traditionally found in rural hamlets, residential, community services and commercial, that are architecturally and historically compatible in scale and character.
F.
Commercial Zone District (C). The Commercial Zone District provides for activities that require large acreage, generate significant car and truck traffic and are oriented towards major highways. Such uses are not generally compatible with residential neighbors.
G.
Industrial Zone District (I). The Industrial Zone District is to accommodate heavy commercial and industrial uses which are related to the production and/or storage of goods and materials and not dependent on large on-site customer volumes.
H.
Communication Tower Overlay Zone District. The intent of the Communication Tower Overlay Zone District is to control the location and design of communication towers and to minimize the associated environmental and aesthetic impacts upon the rural character of the Town. Recognizing the need for communication towers, this land use shall be accommodated in specific locations of the Town, provided that a reasonable consideration is made for aesthetic and environmental factors.
§ 165-4 Zoning Map.
The location and boundaries of such districts are hereby established as delineated and shown on the revised Zoning Map accompanying this chapter and forming a part thereof, upon which the various use districts or zones are designated by the symbols shown on said map.[1] Where a use district is shown as a strip of land along a road or highway, the depth of such district, unless otherwise shown on the Zoning Map, shall be 200 feet from the side line of the road or highway upon which such property fronts.

§ 165-5 District boundaries.
Where the use district boundaries as shown upon the Zoning Map are not streets or highways and where property has not been divided in blocks and lots and a map or maps thereof have been filed in the Onondaga County Clerk's office, said use district boundaries shall be construed to be the lot lines nearest to the use district boundaries as shown on the Zoning Map.
