ARTICLE 1357

Unique Lots and Building Locations

1357.01 TWO OR MORE BUILDINGS ON LOT.

   Two or more principal buildings located on a parcel in single ownership shall conform to all those requirements of the Zoning Ordinance which would normally apply to each building if each were located on a separate lot.

1357.02 THROUGH LOTS.

   Where a single lot under individual ownership extends from one street to another parallel or nearly parallel street or alley, the Planning Commission shall decide which street will be considered the front street. No principal structure shall be erected on the rear of the lot, except as specified in Section 1357.01 and 1357.03.

1357.03 LOTS FRONTING ON AN ALLEY.

   Individual lots existing at the effective date of the Zoning Ordinance which front on an alley shall comply with all the requirements of the Zoning Ordinance and the district in which such lots are located.

1357.04 SIDE YARD OF A CORNER LOT.

   The side yard of a corner lot which abuts a street shall be equal to the required front yard for that street.

1357.05 BUILDING SLOPES.

   Any lot or parcel of ground, upon which fifty percent (50%) or more of the total area shall have a slope greater than twenty five percent (25%) after site preparations, shall be deemed unsuitable for building or construction purposes.
