10-2-1: THE DISTRICTS:

The Residential Zoning Districts are listed in table 2-1 of this section. When this UDO refers to "Residential" Zoning Districts or R Districts, it is referring to these districts.

10-2-2: PURPOSES:

Residential Zoning Districts are primarily intended to create, maintain and promote a variety of housing opportunities for individual households and to maintain and promote the desired physical character of existing and developing neighborhoods. While the districts primarily accommodate residential uses, some nonresidential uses are also allowed. The various R Districts are primarily differentiated on the basis of allowed building types, density and lot and building regulations. (Ord. 2018-16, 12-4-2018)

10-2-3: USES:

Uses are allowed in R Districts in accordance with the use regulations of section 10-6-1 of this title. (Ord. 2018-16, 12-4-2018)

10-2-4: LOT AND BUILDING REGULATIONS:

   A.   Table Of Regulations: The lot and building regulations of table 2-2 of this section apply to all principal uses and structures in R Districts, except as otherwise expressly stated in this UDO. General exceptions to these regulations and rules for measuring compliance can be found in chapter 19 of this title. Regulations governing accessory uses and structures can be found in chapter 8 of this title.

Notes:
   1.    The minimum required interior side setback for principal buildings occupied by nonresidential uses is 15 feet or the height of the building, whichever is greater.
   2.    Minimum interior side setback is reduced to 5 feet for single-story residential dwellings.
   3.    See section 10-7-10 of this title for setback regulations applicable to patio houses.
   4.    No side setback is required for interior units in townhouse developments. Side setback applies to end units (see figure 2-1 of this section).

10-2-5: OTHER RELEVANT REGULATIONS:

Uses and structures in Residential Zoning Districts may be subject to other regulations and standards, including the following:
   A.   Nonconformities: See chapter 17 of this title.
   B.   Accessory Uses And Structures: See chapter 8 of this title.
   C.   Temporary Uses: See chapter 9 of this title.
   D.   Parking: See chapter 10 of this title.
   E.   Landscaping And Screening: See chapter 11 of this title.
   F.   Signs: See chapter 12 of this title.
   G.   Parking And Storage Of Trucks And Heavy Equipment:
      1.   The parking or storage of farm tractors, bulldozers, backhoes, semi-tractor/trailer combinations or semi-trailers or other heavy, motorized dirt-moving, construction or similar equipment is prohibited in all Residential Zoning Districts, whether located on private property or within the public right-of-way.
      2.   This prohibition on parking and storage of trucks and heavy equipment is not intended to apply to:
         a.   Licensed, operable automobiles, pickup trucks or semi-tractors (attached trailers) if operated by members of the household living at the premises in question or belonging to or being then operated by persons then having business or visiting such premises;
         b.   Trucks or equipment being actively used for purpose for which it was manufactured in the performance of services to the owners or occupants of subject property;
         c.   Trucks or heavy equipment parked or stored within a garage or other building or completely screened from the view of the public right-of-way or R-Zoned lots by a fence, wall or vegetative screen. (Ord. 2018-16, 12-4-2018)
