- EXCEPTIONS AND MODIFICATIONS

Sec. 56-209. - Existing lots.

Where the owner of a lot consisting of one or more lots of official record in any district at the time of adoption of the ordinance from which this chapter is derived does not own sufficient contiguous land to enable him to conform to the minimum lot size requirements of this chapter, such lot may be used as a building site provided, however, that the requirements of this district are compiled with, health department issues approval for sewage and water supply if necessary.

Sec. 56-210. - Adjoining and vacant lots of record.

If two or more adjoining or vacant lots with continuous frontage are in a single ownership at the time of the adoption of the ordinance from which these regulation are derived and such lots individually are less than 50 feet in width, such groups of lots shall be considered as a single lot or several lots of minimum permitted size and the lot or lots in one ownership shall be subject to the requirements of these regulations.

Sec. 56-211. - Front yard setbacks for dwellings.

Setbacks are from rights-of-way, where roads are involved.

Sec. 56-212. - Visibility at intersection.

On a corner lot in any zoning district, no planting, structure, fence, wall, or obstruction to vision more than three feet in height measured from the centerline of the street shall be placed or maintained within the triangular area formed by the intersecting street lines and a straight line connecting points on said street lines each of which is 25 feet distance from the point of intersection.

Sec. 56-213. - Corner lots.

The side yard setback requirements for corner lots shall be the same for front yard setback requirements.
