ARTICLE XII
Supplementary Lot, Yard and Bulk Regulations
§ 185-105 Lot regulations.
A.
Every principal building shall be built upon a lot with usable frontage upon a street or streets, as defined in N.J.S.A. 40:55D-7, and shall be improved to meet the Township's standards or accepted by the Township.
B.
The minimum required lot width shall be measured at the required front yard setback line. However, in cases of irregularly shaped lots whose sides are not parallel, the lot width may be measured at either the required front yard setback or front lot line as follows:
(1)
In cases of irregularly shaped lots whose sides are not parallel and the lot width is measured at the required front yard setback, the street frontage shall not be less than 60% of the minimum lot width required, provided that the lot width measured at the front yard setback line shall conform to the minimum width specified in the zoning schedule[1] for the district in which the lot is contained.

(2)
In cases of irregularly shaped lots whose sides are not parallel, the lot width may be measured at the front lot line, provided that the width of the lot measured at the required front yard setback line shall not be less than 85% of the required lot width measured at the front lot line.
C.
Within any sight triangle, no grade, vegetation, sign or other object shall be placed or allowed to exceed a height of 30 inches above the adjacent roadway or be placed in such manner as to limit or obstruct the sight distance of motorists entering or leaving the intersection. Said triangle shall be formed by the street lines of such lot and a line drawn between points along such street lines 25 feet distant from their point of intersection.
D.
Where a single lot under individual ownership extends from one street to another, defined herein as a "through lot," both frontages shall be subject to the front yard requirements of this chapter. However, in the case of construction of a single principal building and/or an accessory building on a through lot, the applicant shall specify which street line is the front street line. The other frontage shall be deemed the rear line and shall comply with the rear yard setback of the district .
§ 185-106 Yard regulations.
A.
No yard or other open space that is provided about any building for the purpose of complying with the provisions of this chapter shall be considered as providing a yard or open space for any other building.
C.
Projections into required yards; general exceptions.
(1)
Cornices and eaves may not project more than 18 inches into any required yard.
(2)
Sill, belt courses and similar ornamental or structural features may project six inches into any required yard. An open fire balcony or fire escape or fire tower may project into a required yard no more than four feet.
(3)
Ground story bay windows, oriels or balconies having a combined total width not exceeding 1/2 of the length of the wall to which they are attached may project not more than three feet into any required rear yard nor more than three feet into any required side yard which is more than six feet wide. An open porch or port scorcher not more than one story high may project into any required side yard, provided that it does not come closer to the side lot line than a distance equal to 1/2 of the width of the required side yard.
(4)
No porch, oriel, bay window, port cochere or stairway shall project more than 1/2 of the width of the structure.
(5)
An open porch, stairway or entranceway or a bay window not higher than the first story of a building may not project more than 10 feet into a required front yard. If any open porch extends into a required front yard, the columns supporting the roof shall present the minimum obstruction to the circulation of air and the view sideways through the porch. Any sash placed between the columns during the winter season shall be glazed with glass.
(6)
A chimney, smokestack, flue or elevator shaft may project into any required yard, provided that the horizontal section of the projection does not exceed eight square feet in any residential district or nine square feet in any nonresidential district.
(7)
All residential properties found within the special flood hazard area of the floodplain, as identified in the Floodplain Overlay, shall be exempt from encroachment limitations for stairs, decks, balconies, and porches, either open or closed in, required yard setbacks when the encroachment is strictly as a result of flood protection and/or flood elevation measures.
