Residence B District

§ 60-26 Applicability of provisions.

This article shall apply to the Residence B District.

§ 60-27 Permitted uses.

No building may be erected, altered or used and no lot or premises may be used except for one or more of the purposes set forth in Article IV, § 60-19 of this chapter, as amended; provided, however, that there may be constructed in the rear yard on any one lot a private detached garage for not more than two automobiles.

§ 60-28 Lot area.

No building shall be constructed on a lot with an area less than 6,500 square feet, unless authorized by the Board of Appeals pursuant to Article IX, § 60-62A.

§ 60-28.1 Street frontage.

No principal building or use, together with its accessory buildings or uses, shall be erected upon or occupy a lot or piece of ground having a street frontage of less than 60 feet.

§ 60-29 Building area.

The building area shall not exceed 35% of the lot area.

§ 60-29.1 Floor area ratio.

The floor area ratio shall not exceed 0.40.

§ 60-29.2 Maximum floor area.

The maximum gross floor area of a dwelling shall not exceed the floor area ratio or 3,300 square feet, whichever is less. Attics that are partially or fully converted to living space shall not be included in the calculation of maximum gross floor area. Accessory buildings and accessory structures shall have a maximum gross floor area of 250 square feet. A storage shed shall have a maximum gross floor area o f 120 square feet.

§ 60-30 Yards.

A. 
There shall be a front yard, the depth of which shall not be less than 30 feet.
B. 
There shall be a rear yard, the depth of which shall not be less than 25 feet.
C. 
There shall be two side yards, one on each side of the main dwelling, the aggregate width of which shall be at least 18 feet. Neither side yard shall be less than eight feet.
D. 
Accessory buildings shall be located in the rear yard, and shall maintain a minimum side yard of three feet and a minimum rear yard of three feet.
E. 
Accessory structures shall be located in the rear yard and shall be subject to the same side yard restrictions as principal structures and maintain a minimum rear yard of three feet.

§ 60-30.1 Minimum dimensions of private, noncommercial garages.

A. 
No detached single-family dwelling may be constructed without provision for a garage capable of containing two vehicles and having minimum dimensions of 20 feet in width by 20 feet in length.
B. 
No existing garage, either detached or within a single-family dwelling, may be altered, reconstructed or demolished without constructing a garage of the same minimum dimensions as the existing garage.

§ 60-30.2 Sky exposure planes.

Notwithstanding anything set forth in this chapter to the contrary, all new construction and alterations shall be contained within a sky exposure plane projecting inward from each side property line at a ratio of 2 1/2 feet vertical to one-foot horizontal. (See Sky Exposure Plane Diagrams.[1])

§ 60-31 Building height.

A. 
No dwelling shall exceed 30 feet in height.
B. 
No accessory building shall exceed 15 feet in height.
C. 
No accessory structure shall exceed 12 feet in height.
