In view of the fact that new and additional buildings, structures and uses of land must conform to the provisions of this chapter, no nonconforming use of buildings, structures or land shall be extended or enlarged, except by special permit by the Board of Adjustment as set forth in § 154.053. The nonconforming use of buildings, structures and land may be continued to the same extent and character as that which existed on the effective date of the resolution codified in this chapter.

§ 154.097 DISCONTINUANCE.
If a nonconforming use of land or use of a building is changed to a conforming use or is abandoned for a period of one year, any further use of said building or land or construction, alteration or repairs to building shall be in conformity with the provisions of this chapter.

The provisions pertaining to nonconforming uses of land and buildings shall also apply to buildings, structures, land or uses which shall become nonconforming due to any change in regulations or reclassification of land.

In any zone, any lot of records at the effective date of this chapter or amendment of this chapter, even though such lot fails to meet the requirements for area or width, or both, that are generally applicable in the district. Any yard dimensions and requirements, except those mentioned previously, must conform to the regulations for the zone in which the lot is located. Variance of area, width and yard requirements shall be obtained only through action of the Board of Adjustment as found in §§ 154.050 through 154.056.
