ARTICLE VIII
C-1 Limited Commercial District
§ 240-42 Purpose.
The purpose of this District is to provide retail shopping and service facilities to serve immediate household needs which are of a limited type and size appropriate to smaller properties, which do not generate large amounts of traffic and which do not adversely impact neighboring residential uses.
§ 240-43 Authorized uses.

In the C-1 Limited Commercial District, only the following uses are authorized:

Bakery, including processing primarily for on-site sale.

Candy or ice cream store, including processing primarily for on-site sale.

Card and gift shop.
(j)
Catering service, excluding rental hall.
(k)
Church.

Coin-operated laundry.

Commercial recreation.

Day-care center.
(o)
Dry cleaning pickup store.
(p)
Financial institution.
(q)
Florist shop, excluding greenhouse.
(r)
Food store.

Hobby shop.

Other accessory uses customarily incidental to and on the same lot with any permitted use, conditional use or use by special exception authorized in this District.
(e)
No-impact home-based business or home occupation in a dwelling which is a nonconforming use.
(f)
Drive-through facilities, subject to § 240-102.
(g)
Small solar, small wind and outdoor hydronic renewable energy systems, subject to § 240-95A(63).

(a)
Convenience, store, subject to § 240-95A(27).
(b)
Firehouse, subject to § 240-95A(9).

General merchandise stores, subject to § 240-95A(27).

Group care facility, transitional dwelling or personal care boarding home, subject to § 240-95A(20).

High technology industries, subject to § 240-95A(27).
(f)
Nursing home, subject to § 240-95A(32).
(g)
Places of assembly, subject to § 240-95A(27).
(h)
Public buildings, other than township-related facilities, subject to § 240-95A(9).
(i)
Public parking lot or public parking garage, subject to § 240-95A(33).
(j)
Public recreation, other than township-related facilities, subject to § 240-95A(38).
(k)
Public utility building or structures, subject to § 240-95A(39).
(l)
Research and development, subject to § 240-95A(27).
(m)
Retail stores, subject to § 240-95A(27).
(n)
Schools, public or private, subject to § 240-95A(9).
(o)
Oil and gas development, subject to § 240-95A(54).
(p)
Natural gas compressor station and natural gas processing plant, subject to § 240-95A(55).

Accessory uses.

Communications antenna mounted on an existing building or on an existing public utility storage or transmission structure, subject to § 240-95A(12).

Animal hospital, subject to § 240-95A(2).
(b)
Bar or tavern, subject to § 240-95A(27).

Car wash, subject to § 240-95A(27).

Florist shop with greenhouse, subject to § 240-95A(27).
(e)
Grocery store, subject to § 240-95A(27).
(f)
Landscaping contractor, subject to § 240-95A(27).
(g)
Private club, subject to § 240-95A(27).
(h)
Repair shop, subject to § 240-95A(27).
(i)
Temporary use or structure, other than a construction trailer or sales office, subject to § 240-95A(42).

Comparable uses not specifically listed, subject to § 240-95A(13).
(2)
Accessory uses. None.
§ 240-44 Area and bulk regulations.
In the C-1 Limited Commercial District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific conditional uses and uses by special exception contained in Article XV.
A.
Minimum lot area.
(1)
Without public sewers: 43,560 square feet. (1 acre).
(2)
With public sewers: 20,000 square feet.
B.
Minimum lot width: 60 feet.
C.
Maximum impervious surface coverage: 70%.

Maximum gross floor area per business establishment: 5,000 square feet.
E.
Minimum front yard: 25 feet.
F.
Minimum rear yard.
(1)
All principal and accessory structures.

Minimum side yard.
(1)
All principal and accessory structures.
(a)
