Zoning Districts and Zoning Map

§ 35-9 ZONING DISTRICTS.

For the purposes of this chapter, the Township of Springfield is hereby divided into 18 classes of districts as follows:
a. 
Residential Districts.
1. 
S-120 Single-Family dwellings.
2. 
S-75 Single-Family dwellings.
3. 
S-60 Single-Family dwellings.
4. 
M-R Multifamily dwellings.
5. 
A-H SC Multifamily Senior Citizen dwellings.
6. 
A-H 17 Multifamily dwellings.
7. 
A-H 18 Multifamily dwellings.
8. 
A-H 24.2 Multifamily dwellings.
9. 
PD/RCA Planned Development/Regional Contribution District.
10. 
A-H 7/RCA Affordable Housing/Regional Contribution District.
11. 
A-H 16 Multifamily dwellings.

N-C Neighborhood Commercial.

§ 35-10 ZONING MAP.

The boundaries of each of the zone districts created by this chapter and as may be thereafter amended, are hereby established as shown on the Zoning Map of the Township of Springfield, signed by the Mayor and Township Clerk. The Zoning Map accompanies this chapter and is hereby declared to be a part of this chapter.

§ 35-10.1 Amendments to Zoning Map.

The official Zoning Map of the Township of Springfield, as amended, shall be amended to incorporate the changes set forth in the annexed "Proposed Zoning" map, which shall change certain areas previously designated as General Commercial and Office to Neighborhood Commercial and change certain areas previously designated as S-75 to AH-SC.
The Zoning Map of the Township of Springfield shall be amended to designate an AH-24.2 Overlay Zone as to the following property, which shall not effect or change the current zoning thereof: Block 303, Lots 1 and 2.

The Zoning Map shall be amended to remove from the Open Space-Government Use (OS-GU) Zone the residential lots located on Clinton Avenue and place them in the S-60 Single Family Dwellings Zone.

The Zoning Map shall be amended to delete any reference to the AH-7/RCA Zone which shall be replaced by the new designation S-75/AH Zone.

To designate Block 204, Lots 1 and 2, as a new zoning district known as AH-16. [Added 11-22-2016 by Ord. No. 2016-26]
To designate Affordable Housing Overlay Zone - 1 (AHO-1) and Affordable Housing Overlay Zone - 2 (AHO-2) as reflected in the Zoning Map of the Township of Springfield annexed hereto and incorporated herein. [Added 11-22-2016 by Ord. No. 2016-26]

§ 35-11 INTERPRETATION OF BOUNDARIES.

a. 
District boundary lines are intended to follow street centerlines and lot or property lines as they exist at the time of the enactment of this chapter unless otherwise indicated on the Zoning Map.
b. 
The exact location of any disputed zone boundary shall be determined by the Zoning Board of Adjustment.
c. 
Where a vacated right-of-way is bounded on either side by more than one district, the former centerline of such right-of-way shall become the new district line.
