HIGHWAY COMMERCIAL

BUSINESS DISTRICT B-4

§ 156.150 PURPOSE.

   The B-4 (Highway Commercial Business) District is intended to provide suitable locations for uses oriented to serving the traveling public, and uses requiring large areas of highway frontages oriented closely to urban areas and major transportation routes. The standards applied to this District’s uses will ensure that there is no impairment to the traffic carrying capabilities of abutting roads and highways, nor result in strip commercial development.

§ 156.151 PERMITTED USES.

   The following are permitted uses in the B-4 District:
   (A)   Retail uses, such as gasoline service stations, which may include repair services, car wash facilities, and on-site restaurant services; and
   (B)   Other services, such as motels or hotels, and government buildings.

§ 156.152 PERMITTED ACCESSORY USES.

   The following are permitted accessory uses in the B-4 District: Any use that is clearly incidental to the primary use, and conforms to applicable performance standards listed elsewhere in this chapter.

§ 156.153 SPECIAL USES.

   The following are special uses in the B-4 District:
   (A)   Parking in required yard areas;
   (B)   Off-premises signage (billboards); and
   (C)   Self service storage facilities.

§ 156.155 ADDITIONAL REQUIREMENTS.

   Development occurring in this district shall meet applicable criteria as found in §§ 71.20, 156.020 through 156.038.
