Exceptions to Schedule 1

§ 200-25 Minimum width requirements.

A. 
In Residential District 5, a dwelling or other building may be erected on a lot provided that it contains an area of not less than 5,000 square feet, has a minimum width of 50 feet at the street line (only one such fifty-foot street line shall be required in the case of a corner lot) and has a width of not less than 40 feet throughout its length.
B. 
In Residential District 15, a dwelling or other building may be erected on a lot, provided that it contains an area of not less than 15,000 square feet, has a minimum width of 100 feet at the street line (only one such one-hundred-foot street line shall be required in the case of a corner lot) and has a width of not less than 100 feet throughout its length.

§ 200-26 Height restrictions.

A. 
The height provisions of this chapter shall not apply to the erection in any district of church spires or belfries, nor shall it apply to masts or antennas of any type which extend less than 10 feet above the highest portion of the roof of the structure to which it is affixed.
B. 
In the Business District, the erection of a parapet wall, cornice or ornamental structure extending not more than three feet above the height limit shall be permitted.
C. 
The height limitations and exceptions governing structures in the Business District shall not apply to any structure used exclusively as a dwelling or dwelling units, and said structure shall be governed by the height provisions and exceptions applicable to structures in the Residential District.

§ 200-27 Projections into yards.

A. 
The area required in a yard at any given level shall be open from such level to the sky unobstructed, except for the projections of not more than 12 inches of gutters, roofs, windowsills, belt courses, cornices and other ornamental features.
B. 
In the Business District, projection of a cornice beyond the street wall to an extent of not more than 12 inches is permitted.

§ 200-28 Corner lots.

A. 
A building erected on a corner lot shall be required to comply with the front yard requirements on all street frontages. In cases where the two street frontages of a corner lot vary in length, the lot shall be deemed to be situated on the street containing the narrower frontage in computing the average setback line. Where the two street frontages of a corner lot are of the same length, the owner may elect which street is to govern the setback of his building.
B. 
In the case of a semiattached residence located on a corner lot, the side yard otherwise regulated in the Schedule Limiting Height and Bulk of Structures, Area and Open Space shall not be required.
C. 
In the case of a corner lot fronting upon three or more streets, no accessory structure shall be erected or altered so as to encroach upon that 1/4 of the lot depth nearest each and every street.

§ 200-29 Interior lots.

In the case of an interior lot fronting upon two or more streets, there shall be two required front yards; however, for purposes of § 200-35, the lot shall be deemed to have only one front yard.
