GENERALLY
The future land use element of the Sumter County Comprehensive Plan establishes a future land use category for all parcels of land within the unincorporated area of Sumter County, and the cities of Coleman, Center Hill and Webster. The purpose of this article is to set forth the regulations required to implement such future land use categories and requirements, and supplemental land use regulations determined necessary by the BOCC. All land use within the unincorporated area of Sumter County shall comply with this article unless exempted pursuant to article I (General provisions).

(a)
Map adopted. There shall be a map established, drawn and maintained pursuant to Sumter County Ordinance 73-1, as amended from time to time, known and designated as the Sumter County Official Zoning Map (herein referred to as zoning map). It shall be prepared and maintained by the county administrator or CA designee and shall show the boundaries and identifications of all zoning districts within the unincorporated areas of Sumter County. This map shall be published on-line using the BOCC's Geographic Information System (GIS) and to show the current zoning of all parcels of land within the BOCC's jurisdiction.
(b)
Applicability to existing parcels.
(1)
Lots divided by zoning district lines. Whenever a single parcel is located within two (2) or more different zoning districts, the larger of the two (2) shall prevail, until such time as a single zoning district is adopted.
(2)
Allowable zoning districts within land use categories. Table 13-401A identifies one (1) or more zoning districts allowed within each land use category on the flum of the comprehensive plan. planned unit development (PUD) zoning may be used in any future land use category as long as the provisions of division 3 are met.
