20 - R ONE-FAMILY AND TWO-FAMILY RESIDENCE DISTRICTS
Sections:
In the R one-family and two-family residence districts, the permitted principal uses are as follows:
A.
Any use or structure permitted and as regulated in Section 17.16.010, as modified in this title;
B.
Two-family dwellings.
In the R one-family and two-family residence districts, the permitted accessory uses are as follows:
A.
Any use or structure permitted and as regulated in Section 17.16.020, except as modified in this chapter;
B.
A sign or signs flat against a building appertaining to a nonconforming use on the premises, not exceeding in the aggregate fifty square feet in area;
C.
Signs, as regulated in Chapter 17.44.
In the R one-family and two-family residence districts, the following uses are permitted when authorized by the board of appeals:
A.
Any use regulated in Section 17.16.030, except as modified in this title;
B.
Transformer stations and booster or pressure regulating stations, without service yard or storage;
C.
Residence development projects;
D.
Dwelling groups (See Section 17.40.020);
E.
Parking areas accessory to a use in an adjoining less restricted district, when abutting or directly across an alley, subject to the applicable conditions stipulated in Section 17.48.010, and further conditions as may be stipulated by the board;
F.
Hospitals, sanitariums and nursing homes; hospitals shall be located on lots of five acres or more, sanitariums on lots of ten acres or more and nursing homes on lots of twenty thousand square feet or more;
G.
Residence development projects exempt from district height regulations (See Section 17.40.030).
No principal structure shall exceed two and one-half stories or thirty feet in height, and no accessory structure shall exceed one story or fifteen feet in height, except as provided in Section 17.52.020.
The following minimum requirements shall be observed, subject to the additional requirements, exceptions and modifications in Sections 17.52.020 through 17.52.100, inclusive. Each one-family residence shall be located on a lot containing at least six thousand square feet. Each structure containing more than one family shall be located on a lot having an area of five thousand square feet for each family.
The minimum gross floor area for dwellings shall be nine hundred fifty square feet.
