- ZONING DISTRICTS ESTABLISHED; ZONING MAP
(a)
The city is hereby divided into the following zoning districts:

Wherever districts are referred to as "more restrictive" or "less restrictive," the designation shall refer to the order in which the districts are named in subsection (a) of this section, the first named being the most restrictive.

The location of the zoning districts established in this article is shown on a map entitled "Zoning District Map, City of Tonawanda, New York." The map and all amendments thereto, with all explanatory matter thereon, is hereby deemed to be as much a part of this chapter as if fully set forth and described in this chapter. As evidence of the authenticity of the Zoning District Map, City of Tonawanda, New York, the map and all amendments thereto shall be duly certified by the city clerk and shall be posted and filed according to law.

Where uncertainty exists with respect to the boundaries of any of the districts established in this article, as shown on the Zoning District Map, City of Tonawanda, New York, the following rules shall apply:
(1)
Where district boundaries are indicated as approximately following the centerlines of streets or highways, street lines or highway right-of-way lines, such centerlines, street lines or highway right-of-way lines shall be construed to be such boundaries.
(2)
Where district boundaries are so indicated that they approximately follow lot lines, such lot lines shall be construed to be such boundaries.
(3)
Where district boundaries are so indicated that they are approximately parallel to the centerlines or street lines of streets, such boundaries shall be construed as being parallel thereto and at such distance therefrom as indicated on the zoning map. If no distance is given, such dimension shall be determined by the use of the scale shown on the zoning map.
(4)
Where the boundary of a district follows a railroad line, such boundary shall be deemed to be located in the middle of the main tracks of the railroad line.
