ARTICLE II
Establishment of Districts
§ 192-10 Districts established.

For the purpose of promoting the health, safety, morals and general welfare of the community, the Town of DeWitt, outside of the Village of East Syracuse, is hereby divided into the following classes of districts:
A.
Residential R-O District.
B.
Residential R-1 District.
C.
Residential R-1-A District.
D.
Residential R-2 District.
E.
Residential R-3 District.
F.
Special Business Transitional District.
G.
Hamlet District.
H.
Business Transitional District.
I.
Business District.
J.
Office and Professional District.
K.
High Tech District.
L.
Industrial District.
§ 192-11 Zoning Map.
A.
Map incorporated. The boundaries of the districts are established as shown on the map entitled "The Zoning Maps of the Town of DeWitt," together with the Detailed Zoning Maps showing the boundaries of such districts plotted in detail thereon, and shall be regarded as the "Zoning Map" in this chapter. Zoning information depicted by the Detailed Zoning Maps shall be the controlling map. The Zoning Maps, including all the explanatory material on them, are made parts of this chapter.
B.
The Town Clerk shall certify the Zoning Map as part of this chapter and keep it on file in the Office of the Town Clerk.
C.
Changes in Zoning Maps.
(1)
Any changes in district boundaries or other matter shown on the Zoning Map shall be promptly made on the maps, with a signed statement substantially as follows:
"On _______________, by action of the Town of DeWitt, the following change was made in this map: |

The ordinance making the change shall provide for its immediate entry upon the proper map.
D.
Omitted land. It is the intent of this chapter that the entire area of the Town, including all land and water areas, rivers, streets, alleys, railroads, and other rights-of-way, be included in the districts established by this chapter. Any area not shown on the Zoning Map as being included in such a district shall be deemed to be, and it is hereby, classified as the most restrictive district adjacent to the land omitted from the zoning district.[1]

§ 192-12 Interpretation of district boundaries.
If there is uncertainty of the exact boundaries of districts as shown on the Zoning Map, the following rules shall apply:
A.
Boundaries shown as approximately following the street or highway rights-of-way shall be construed to follow such center lines.
B.
Boundaries shown as approximately following platted lot lines shall be construed to follow such lot lines.
C.
Boundaries shown as following shorelines of streams, lakes and reservoirs shall be construed to follow such shorelines and to move with changes in the actual shorelines.
E.
Distances not specifically set forth on the Zoning Map shall be determined by the scale of the map.
