ZONING DISTRICTS ESTABLISHED
In order to implement the intent of this article, the incorporated area of the town is divided into the following districts:
(1)
AR agricultural residential. A district for desirable agricultural or low density residential development with a minimum lot area of three acres;
(2)
CR-2 conservation residential-2. A district for low density residential development in an environmentally-sensitive area with a minimum lot area of two acres;
(3)
CR-3 conservation residential-3. A district for low density residential development in an environmentally-sensitive area with a minimum lot area of three acres;
(4)
R-20. A district for residential development with a minimum house size of 2,000 square feet (November 20, 1997);
(5)
R-18. A district for residential development with a minimum house size of 1,800 square feet;
(6)
R-12. A district for residential development with a minimum house size of 1,200 square feet;
(7)
DR duplex residential. A two-family residential district which allows a maximum of two dwelling units per acre;
(8)
TR traditional residential. A district for residential development designed to provide for an open, leafy, low-density area with a network of paths/trails and preserved open areas (April 16, 2009);
(9)
RMF residential multi-family. A district for residential development at a density not to exceed four units per acre;
(10)
MHP mobile home park. A district for mobile home parks;
(11)
O-I office-institutional district. A district for offices, institutions and accessory supporting services;
(12)
E-I educational-institutional district. A district for churches, educational and related institutional functions;
(13)
C-1 community commercial. A district intended to protect and promote suitable areas for business and commercial uses which benefit from proximity to each other, and to encourage the development of a centralized business center for the town;
(14)
C-2 highway commercial. A district for general business activities which will best accommodate the needs of the town and the traveling public;
(15)
M-1 light industrial. A district for light industrial development which does not create noise, odor, smoke, dust or other objectionable characteristics which might be detrimental to the surrounding area;
(16)
M-2 heavy industrial. A district for those industrial uses which cannot comply with the regulations for M-1; and
(17)
OS open space. A district for land which will remain generally undeveloped except as to provide for outdoor recreation or other public uses (November 20, 1997).
(18)
LUR residual limited use residential. A district established for the purpose of administering the completion of already approved LUR projects.

The boundaries of the various zoning districts are shown upon the official zoning map of the town and are hereby made a part of this article and shall be maintained by the town clerk.
Where uncertainty exists as to the boundaries of any zoning district shown on the official zoning map, the following rules shall apply:
(1)
Where boundaries are indicated as approximately following the centerline or right-of-way line of streets and alleys, land lot lines, militia district lines or lot lines, these lines shall be construed to be the boundaries;
(2)
In unsubdivided property or tracts, where a district boundary divides a lot, the location of these boundaries, unless they are indicated by dimensions, shall be determined by use of the scale appearing on the official zoning map;
(3)
Where boundaries are so indicated that they are approximately parallel to the centerline or right-of-way line of streets, alleys or highways, these boundaries shall be construed as being parallel thereto and at such distance therefrom as indicated on the official zoning map. If no distance is given, this dimension shall be determined by the use of the scale shown on the official zoning map; and
(4)
In case any further uncertainty exists, the town council shall determine the location of boundaries.
