R-1 RESIDENTIAL DISTRICT

§ 27-501 Intent.

It is the purpose of this district to preserve well-defined neighborhoods by accommodating residential uses of compatible type and density in a neighborhood setting. The R-1 District provides a logical transition between the PD-1 District and the Business District within the Borough.

§ 27-502 Uses Permitted by Right.

1. 
Land and buildings in R-1 Residential Districts shall be used for one of the following purposes and no others unless permitted as an accessory use or by special exception:
A. 
Single-family detached dwelling.
B. 
Residential development incorporating one of the following design options:
(1) 
Lot averaging in accordance with § 27-1502.
(2) 
Lot clustering in accordance with § 27-1502.
(3) 
Yard reduction development in accordance with § 27-1503.
C. 
Municipal use.

§ 27-503 Accessory Uses Permitted by Right.

1. 
The following uses shall be the only permitted accessory uses under the R-1 District. The uses shall remain incidental to the principal use:
A. 
Accessory residential uses, structures, and buildings, in accordance with § 27-1302, but excludes such uses set forth in § 27-504.
B. 
No-impact home occupation, in accordance with § 27-1304.
C. 
Accessory dwellings in accordance with § 27-1321.

§ 27-504 Uses Permitted by Special Exception.

1. 
The following uses are permitted when a special exception is granted by the Zoning Hearing Board. Standards to be used in applying for and determining whether a special exception should be granted are found in §§ 27-1904 and 27-1905.
A. 
Institutional use, in accordance with § 27-1327.
B. 
Major home occupation, in accordance with § 27-1304.

§ 27-505 Uses Permitted as Conditional Uses.

1. 
The following uses are permitted when approved as a conditional use by Borough Council. In addition to compliance with any specific standards cited herein, any proposed conditional use shall comply with the procedures and standards contained in § 27-2009.
A. 
Bed-and-breakfast operation, in accordance with § 27-1322.

§ 27-506 Area and Bulk Regulations.

§ 27-507 Additional Regulations.

The following additional regulations shall apply to uses within the R-1 District.
A. 
General regulations, Part 12.
B. 
Sign standards, Part 16.
C. 
Floodplain District, Part 17.
D. 
Nonconformance standards, Part 18.
