ARTICLE 2

Districts

§ 300-2.1 Establishment.

For the purposes of this bylaw, the Town of Upton is divided into the zoning districts set forth below:
A. 
Single Residential A (SRA).
B. 
Single Residential B (SRB).
C. 
Single Residential C (SRC).
D. 
Single Residential D (SRD).
E. 
Agricultural Residential (AR).
F. 
General Business (GB).
G. 
Commercial & Industrial (C&I).
H. 
Municipal Government Facilities (MGF).
I. 
Upton Center Business District (UCBD).
J. 
Overlay District – Solar Overlay District.
K. 
MBTA Communities Multifamily Overlay District (MCMOD).

§ 300-2.2 Map.

Said districts are located and bounded as shown on a map entitled "Zoning Map of Upton, Massachusetts," dated 1978 and all subsequent amendments to the map on file in the office of the Town Clerk. The Zoning Map, with all explanatory matter thereon, is hereby made a part of this bylaw.

§ 300-2.3 Rules for interpretation of district boundaries.

The location of the boundary lines of the districts shown upon the Zoning Map shall be determined as follows:
A. 
Inside public way. Where a boundary is shown as following a public way, private way, railroad, utility transmission line, utility pipeline, natural watercourse, the boundary shall be the center line thereof, unless otherwise indicated.
B. 
Outside public way. Where a boundary is shown outside of a public way, private way, railroad, utility transmission line, utility pipeline, natural watercourse and approximately parallel thereto, it shall be deemed parallel to the nearest exterior line thereof, and a figure placed on the Zoning Map between the boundary and the way, railroad, utility lines, or watercourse is the distance in feet of such boundary from such exterior line, said distance being measured at a right angle thereto unless otherwise indicated.
C. 
Water district lines. Where a boundary is shown as following a water district line, the boundary shall coincide with said line as existed at the date indicated on the Zoning Map.
D. 
Lot lines. Where a district boundary is indicated as approximately following a lot line, such line shall be construed to be said boundary.
E. 
Lots in two districts. Where a district boundary line divides a lot, the regulations applicable to the less restricted portion of such lot may extend not more than 30 feet into the more restricted portion, provided that such lot has frontage on a public or private way in the less restricted district; otherwise, there shall be no extension.
F. 
Other. In any cases not covered by the other provisions of § 300-2.3, the location of a boundary line shall be determined by the distance, in feet, if given, from other lines upon the Zoning Map, or, if distances are not given, then by the scale of said map.
