ARTICLE IX

RM-3 HIGH DENSITY RESIDENTIAL DISTRICT

Section 900.- Declaration of legislative intent.

It is hereby declared to be the intent of this article with respect to RM-3 Residential Districts to establish reasonable standards of performance and selection of permitted uses therein, in order to maintain and protect the desirable benefits which single, twin, duplex, and mobile home residential uses have throughout the community.

Section 901. - Use regulations.

A building may be erected, altered or used and a lot may be used or occupied for any of the following purposes and no other:

(1)

Any use permitted in the R-3 districts.

(2)

Singe-family detached mobile homes or individual lots.

(3)

Accessory use on the same lot with and customarily incidental to any permitted use.

Section 902. - Height regulations.

The maximum height of buildings and other structures erected or enlarged in this district shall conform to the provisions of section 802.

Section 903. - Area, width and yard regulations.

The minimum lot area, front yard, side yard, rear yard and building coverage requirements shall conform to the provisions of section 803.

Section 904. - Utilities.

Public water and sewer shall be required as provided for in subdivision regulations.

Section 905. - Off-street parking.

Two (2) off-street parking spaces shall be provided for each dwelling unit.

Section 906. - Anchoring and support systems provisions.

Each mobile home shall have provisions for support and anchoring systems in accordance with section 1805.
