Supplementary Regulations for Commercial Districts
§ 350-64 Cross access between commercial developments. [1]

Where feasible the Planning Board shall require cross access between commercial developments. Cross access shall be protected through the use of permanent easements, between owners, which may not be removed without the approval of the Planning Board.

§ 350-65 Sidewalks. [1]

Where feasible the Planning Board shall require the construction of sidewalks or paved shoulders to encourage pedestrian and bicycle access. The shoulder or sidewalk shall be a minimum of five feet wide.

§ 350-66 Accessways.
All accessways to a public street or highway shall be located at least 200 feet from the intersection of any street lines and shall be designed in a manner conducive to safe ingress and egress. Where practicable, exits shall be located on a minor rather than a major street.
§ 350-67 Permit for change of use.

Application for a permit to change the principal use of any existing commercial or industrial buildings, land or structure shall be made to the Building Inspector, who shall issue such permit or require submission of a site plan to the Planning Board for approval, where such change will substantially alter use of the property.
§ 350-68 Outside storage.
No outside storage, except vehicles, trailers, boats and nursery stock, shall be permitted. All equipment, inventory, materials and refuse shall be housed in an enclosed structure of permanent construction approved by the Planning Board.
§ 350-69 Temporary buildings, structures or trailers.
No temporary buildings, structures or trailers not permanently attached to a concrete or masonry foundation shall be constructed or used for offices, storage or salesrooms within any commercial district.
§ 350-70 Motor vehicle service stations.
A.
A motor vehicle service station lot shall not be located within 500 feet of any lot occupied by a school, hospital, library or religious institution or other motor vehicle service station. Measurement shall be made between the nearest respective lot lines.
B.
Lot frontage shall be at least 150 feet on any highway.
C.
Pumps, lubrication and other service devices shall be located at least 65 feet from the front lot line and side and rear lot lines.
D.
All fuel and oil shall be stored at least 35 feet from any property line.
E.
All automobile parts and dismantled vehicles are to be stored within a building, and no repair work is to be performed outside a building.
G.
There shall be no more than two access driveways from any street. The maximum width of each access driveway shall be 30 feet.
H.
A suitably curbed landscaped area shall be maintained at least 50 feet in depth along all street frontage not used as a driveway, which shall include a pedestrian sidewalk.
I.
No temporary or permanent advertising displays or structures shall be permitted to obstruct vehicular traffic and parking, other than pump islands.
J.
No more than five vehicles shall be parked overnight on the premises outside of the building.
