The zoning regulations for this zoning district are designed to minimize the potential for land use conflicts between permitted light industrial uses and adjacent residential and commercial land uses. To accomplish this objective, light industrial use activities are subject to the standard zoning yard and setback provisions and a series of performance standards limiting smoke, noise, heat, vibration and other industrial emissions. 10-6A-2: PERMITTED USES:
A mixture of light industrial, manufacturing/assembly and warehouse/storage uses is permitted as follows:
Assembly operations.
Automotive products and service operations including car washes, body repair shops, wholesale/used parts, but not including automobile manufacturing and assembly.
Beverage warehouse and distribution buildings.
Building materials sales including lumberyards and home improvement centers, but not asphalt plants or brickyards.
Light manufacturing operations.
Public and private utility substations.
Radio, television and telephone transmission/relay structures.
Social fitness and athletic club.
Wholesale and warehouse operations including rental self-storage yards. (Ord. 2007-05, 1-22-2007)
10-6A-3: SPECIAL USES:
Adult media store.
Body art studios, as regulated in Title 3 Chapter 14 of this Code.
Gravel mining and other quarry products.
Heavy contractor's yard/storage.
Heavy machinery and equipment sales and service.
Outdoor sales lots.
Planned developments on tracts of land not less than ten (10) acres in area.
1. Area: Not less than twenty thousand (20,000) square feet; and
2. Width: Not less than one hundred feet (100') at the front building line.
B. Yards:
1. Front yard or setback: Not less than thirty five feet (35'). A side yard adjoining a street shall be considered as a front yard.
2. Side yard or setback: Not less than fifteen feet (15') per side.
3. Rear yard or setback: Not less than thirty feet (30') except where the rear yard is adjacent to residential property, then the rear yard shall not be less than sixty feet (60').
C. Floor Area Ratio: Not to exceed 0.8 to one ratio of floor area to lot size (the total floor area shall not be more than 0.8 times the total square foot area of the lot).
D. Building Height: Not more than forty feet (40') or three (3) stories, whichever is less. (Ord. 89-04, 4-3-1989)
10-6A-5: ADDITIONAL REGULATIONS:
A. Business Operation Standards: No business shall be open to the public between the hours of two o'clock (2:00) A.M. and five o'clock (5:00) A.M., seven (7) days a week.
B. Accessory Buildings: Accessory buildings, used in conjunction with the principal use on a lot, shall have a front yard of not less than sixty feet (60') and a side and rear yard of not less than five feet (5') from the established lot lines. In no event shall an accessory building have a front yard of less than the front yard of the principal building located on said lot.
C. Off Street Parking And Loading: In addition to the applicable regulations set forth in chapter 9 of this title, the following parking regulations shall apply in the L-1 light industrial district:
1. Parking lot and driveway setbacks shall be as follows:
a. Front yard setback: Fifteen feet (15').
b. Side and rear yard setback: Ten feet (10').
D. Signs: In accordance with application regulations set forth in title 9, chapter 4, "Sign Regulations", of this code.
