DISTRICTS GENERALLY
In order to carry out the purposes of this chapter and to further the objectives of the comprehensive plan of the town, the following zoning districts are hereby established:

(a)
The locations and boundaries of the zoning districts established by this chapter are shown on the official zoning district map, which is hereby made a part of this chapter. Such map shall be endorsed by the signature of the town clerk and shall be maintained in the office of the town clerk.
(b)
The zoning administrator shall cause copies of the official zoning district map to be made in such numbers and in such form as deemed appropriate by the town council. In the case of any differences or discrepancies between the official zoning district map and any copies thereof, the official zoning district map shall be the final authority as to the current zoning classification of property in the town.
(c)
Whenever an amendment is made to the official zoning district map by ordinance adopted by the town council, the zoning administrator shall see that such amendment is properly recorded on the map together with such notation or reference as is necessary to identify the action by which the amendment was made and the date thereof. Amendments shall be recorded on the official zoning district map as soon as practicable after the effective date of such amendments. The failure to record any amendment on the official zoning district map, or any error in recording or depicting an amendment on the official zoning district map, shall not affect the validity of the ordinance providing for such amendment.
(d)
It shall be unlawful for any person to make changes on the official zoning district map except by authorization of the zoning administrator in accordance with the provisions of this section.

Whenever uncertainty exists with respect to the boundaries of any of the districts as shown on the official zoning district map, the following rules shall apply:
(1)
Where a discrepancy exists between a district boundary shown on the official zoning district map and that which is described in the text of the ordinance establishing such boundary, the text of the ordinance shall govern.
(2)
Where district boundaries are indicated as approximately following the centerlines of streets, highways, alleys or railroad lines, such boundaries shall be construed as following such centerlines.
(3)
Where district boundaries are so indicated that they appear to follow street, lot, property or other lines of similar nature, such boundaries shall be construed as following such lines. The location of any street, lot, property or other line of similar nature used as a district boundary shall be the location in existence at the time of adoption of the ordinance establishing such boundary.
(4)
Where district boundaries are so indicated that they appear parallel or perpendicular to, or appear as extensions of, centerlines, property lines or other features, they shall be so construed.
(5)
Where district boundaries are so indicated that they appear to follow shorelines of rivers, creeks, branches or other bodies of water, such boundaries shall be construed to follow the shorelines at mean low water or at the limit of the jurisdiction. In the event of change in the shoreline, such boundary shall be construed as moving with the actual shoreline. Boundaries indicated as approximately following centerlines of bodies of water shall be so construed.
(6)
Where district boundaries are not described in any ordinance, do not appear to follow any centerlines, street, lot, property or other lines of similar nature, or do not appear to be extensions of any such lines, the locations of such boundaries shall be determined by measurement on the official zoning district map in accordance with the scale shown thereon.
(7)
In a case where none of the foregoing rules establish the location of a district boundary, or where subsequent dispute exists, the matter shall be referred to the board of zoning appeals for resolution in accordance with the provisions of article VI of this chapter.
