CHAPTER 1268

Residence “B” District

1268.01 APPLICATION OF REGULATIONS.

   Regulations in this chapter, or elsewhere in this Zoning Ordinance, when referred to in this chapter, shall apply within the Residence “B” District.

1268.02 USE AND HEIGHT REGULATIONS.

   (a)   Use and height regulations shall be the same as those in the Residence “A” District.
   (b)   In addition, the Residence “B” District may be used for the following purposes: Public schools, elementary and high schools, and educational institutions having curriculums the same as ordinarily found in public schools.

1268.03 REQUIRED MINIMUM LOT AREA, LOT WIDTH AND YARDS; MINIMUM SIZE OF DWELLINGS.

   All structures shall comply with at least the following minimum requirements, except as provided in Section 1282.04.
   (a)   Lot Area, Lot Width and Yards.

   (b)   Minimum Size of Dwellings. Every dwelling or residence in this district shall have floor space designed and used for living quarters, exclusive of porches, garages, breezeways or terraces as follows:
      (1)   For houses with living space located entirely on one floor, the minimum area shall be 1,600 square feet.
      (2)   For two-story or one and one-half story houses, the minimum area shall be 1,120 square feet on the first floor. However, the area of the first floor together with the area of the second floor shall not be less than a total of 1,600 square feet.
      (3)   For split level homes with living quarters and sleeping quarters on separate levels, the minimum area of the combined quarters shall be 1,600 square feet, with a minimum foundation area of 1,120 square feet.
