CHAPTER 17

08 - ZONING DISTRICTS DESIGNATED

17.08.010 - Designation of districts.

The town is divided into zoning districts designated as follows:

A.

Residential A (RA);

B.

Residential B (RB);

C.

Residential C (RC);

D.

Center business (CB);

E.

Business A (BA);

F.

Light manufacturing (LM);

G.

Conservation district (C);

H.

Waterfront (WF);

I.

Further, the following overlay district is established:

1.

Special development overlay district;

2.

The location and boundaries of which are shown on the special development overlay district map, dated July 31, 2006, on file with the town clerk, such map being an amendment to the zoning map.

17.08.020 - Zoning map.

A.

The zoning districts set out in Section 17.08.010 of this chapter are shown on the zoning map, dated November 7, 1983, as amended to date and filed with the town clerk. Such zoning map, as amended to date, is declared to be a part of this title.

B.

Every parcel of land shown on the zoning map not otherwise shown as zoned is zoned as a residential A district; and all unzoned land within the town, if any, is zoned as a residential A district.

17.08.030 - Boundaries of districts.

A.

Guidelines for determining the boundaries between districts shall be, unless otherwise indicated, the center line of a street, alley or railroad; a line parallel to a street, alley, railroad or other feature, at a distance designated on the zoning map; a metes and bounds description; or a property line shown on the town tax assessment maps.

B.

In the case of a disputed boundary, the decision shall be made by the building inspector using the above guidelines, subject to the appeal procedures provided by law.

17.08.040 - Lots in two districts.

Where a district boundary line divides an existing lot, and the major portion of such lot is in the less restrictive district, the regulations for the less restrictive portion of such lot may extend as well to such portion of such lot as is not more than twenty (20) feet within the more restrictive district, provided that the lot has frontage on a street in the less restrictive district.
