Policy. The industrial district is designed to allow for the location and development of light nonpolluting industrial uses within the town, with ample room for future uses, in a location which insulates the major residential areas and the main traffic arterials through the town from the noise, traffic or aesthetic impacts of such uses. Allowed uses within the industrial district are intended to be limited to those industrial enterprises which can be economically operated without threatening the environmental integrity of the air, the ground and surface waters, and the natural aesthetic qualities of the area, and without producing excessive noise or odor or possessing other obnoxious features. Uses which can be conditioned to meet these goals but which, uncontrolled, could threaten the welfare of the town should be allowed only by conditional use permit to provide for thorough review of the intended project and imposition of protective conditions and limitations thereon.
