- Opportunity Park Urban Renewal District; Class URD-R89
In order to achieve the objective of the Urban Renewal Plan for the Opportunity Park Area, Ohio R-89, the use of land in this urban renewal area will be made subject to the regulations and controls specified in this chapter, notwithstanding the provisions of any zoning ordinance or regulation now or hereafter in effect, provided, however, that the regulations and controls of this Urban Renewal Plan shall supersede existing codes and ordinances wherever such regulations are more restrictive.

Uses to be permitted shall include the following in the various use classification districts:
A.
Residential—single-family, multifamily, convenience shops;
B.
Commercial;
C.
Ordinary industry.

Redevelopment of property within the Opportunity Park Urban Renewal Area shall proceed in accordance with the Opportunity Park Urban Renewal Plan, as amended. A copy of this plan is attached to original Ordinance 322-1976, passed April 13, 1976, as Exhibit "A" and made a part hereof as if fully rewritten herein. Such Exhibit "A" is on file in the office of the Clerk of Council and is known as Document No. D228. The design zones described in the plan are shown on the project boundary maps.

Architectural and site plans for the construction of improvements on the land shall be submitted to the City Planning Commission by redevelopers, prior to commencement of construction or issuance of a building permit, for review and approval so that the City may determine compliance of such plans with the Urban Renewal Plan. Within the Class URD-R89 District, no building or premises shall be used, and no building shall be erected which is arranged, intended, or designed to be used, for other than a Class URD-R89 Use as described in Sections 153.508 through 153.510. Penalty, see § 153.199.
