- Districts and Maps
For the purpose of regulating and restricting the locations of trades, industries, residences, and buildings designed for other uses, the use of premises, the number of square feet of lot area per family housed, the location and size of yards and open spaces about buildings, and the height of buildings, the City is divided into thirteen classes of use districts,: one flood plain district, four residence districts, five business districts, two industry districts, and one planned development district, as set forth in this chapter.

Use districts are as follows:
A.
Flood Plain District:
Class UFP of Flood plain District;
B.
Residence Districts:
Class U1 or Dwelling District
Class U2 or Apartment House District
Class UD or University District
Class UHD or Institutional District;
C.
Business Districts:
Class ULB or Limited Business District
Class UG or Government Business District
Class U3 or Retail Business District
Class U4 or Commercial Business District:
Class UB or Biomedical Use District;
D.
Industry Districts:
Class U5 or Ordinary Industry District
Class U6 or Heavy Industry District
E.
Planned Development District:
Class UPD or Planned Development District
F.
Form-Based Districts:
Class O or Open Space District

The districts are as shown on the zoning map which accompanies original Ordinance 322-1976, passed April 13, 1976, which is on file with the Clerk of Council, which map is declared to be a part of this Zoning Code. The use, height, and area districts designated on the zoning map are established. The Zoning Map designations, the designations as applied and the zoning map designation rules and notations which accompany the zoning map are declared to be a part of this Zoning Code. No building or structure shall be erected, and no building, structure, or premises shall be used, except in conformity with the regulations and provisions prescribed in this Zoning Code for the use, height, and area districts in which such building, structure, or premises is located. No use, conditional or otherwise, shall be established except in conformity with the provisions prescribed in this Zoning Code for such a use. Penalty, see § 153.199.
