- ZONING MAP
The boundaries of each district are hereby established as shown on a map entitled "Official Zoning Map, City of Americus, Georgia". The official zoning map shall be identified by the signature of the mayor attested by the city clerk under the following words: "This is to certify that this is the official zoning map referred to in section 42 of the zoning ordinance, City of Americus, Georgia", together with the date of December 17, 1959. Said map and all explanatory matter thereon accompanies and is hereby made a part of this chapter, and will hereinafter be referred to as the "zoning map".
(Code 1962, § 27-3; Code 1986, § 23-2)
If, in accordance with the provisions of this chapter, changes are made in district boundaries or other subject matter portrayed on the zoning map, such change shall be made on the official zoning map promptly after the amendment has been approved by the city council, together with an entry on the zoning map as follows: "on (date), by official action of the city council, the following changes were made in the Official Zoning Map: followed by a brief description of nature of change", which entry shall be signed by the mayor and attested by the city clerk. No amendment to this chapter that involves subject matter portrayed on the zoning map shall become effective until after such change and entry have been made on said map.
(Code 1962, § 27-4; Code 1986, § 23-3)
Where uncertainty exists with request to the boundaries of any of the districts as shown on the zoning map, the following rules shall apply:
(1)
Unless otherwise indicated, the district boundaries are indicated as approximately following land lot lines, centerlines of streets, highways, alleys or railroads, centerlines or 500 feet from shorelines, whichever is less, of streams, reservoirs, or other bodies of water, or civil boundaries shall be construed to follow such lines.
(2)
Where district boundaries are so indicated that they are approximately parallel to the centerlines of streets, highways or railroads, or rights-of-way of same, or the centerlines of streams, reservoirs, or other bodies of water, or said lines extended, such district boundaries shall be construed as being parallel thereto and at such distance therefrom as indicated on the zoning map. If no distance is given, such dimension shall be determined by the use of the scale shown on said zoning map.
(3)
Where a district boundary line, as appearing on the zoning map divides a lot in single ownership on December 17, 1959, the district requirements for the least restricted portion of such lot shall be deemed to apply to the whole thereof, provided that such extensions shall not include any part of such a lot more than 35 feet beyond the district boundary line.
(Code 1962, § 27-9; Code 1986, § 23-8)
