CHAPTER 17

09 - DISTRICTS AND BOUNDARIES

17.09.010 - Division into land use districts.

A.

For the purpose of the orderly planned development for the City, it is hereby divided into several land use districts which are designated as follows:

A-R, Agricultural Residential District

R-E, Residential Estate District

R-1, Single-Family Residential District

R-2, Two Family Residential District

R-3, Multiple-Family Residential District

R-4, Apartment Residential District

R-M, Mobile home Park District

C-O, Administrative and Professional Office District

C-1, Neighborhood Commercial District

C-2, General Commercial District

M-1, Light Industrial District

M-2, Industrial District.

B.

The land use districts and the boundaries of such districts are shown upon a map adopted by Section 17.03.070 being designated as the land use zoning map.

17.09.020 - District and zone boundaries.

Where uncertainty exists as to the boundaries of any district or zone shown on the land use zoning map, the following rules shall apply:

A.

Streets, Alleys or Lot Lines. Where the indicated district or zone boundaries are approximately streets or alleys, the centerline of such streets or alleys shall be construed to be the boundary; where such boundaries are approximately lot lines, such lines shall be construed to be the boundaries; otherwise such boundaries shall be determined by use of the scales appearing on the land use zoning map unless specifically indicated by dimensions.

B.

Determination by Commission. Where uncertainty exists, the Commission shall, by written decision, determine the location of any district or zone boundary.

C.

Vacated Streets, Alleys, Rights-of-Way or Easements. Where a street, alley, right-of-way, or easement is officially vacated, the property formerly in the street, alley, right-of-way or easement shall be included within the zone of adjoining property on either side thereof. In the event the street, alley, right-of-way or easement was a boundary between two or more different districts or zones, the new district or zone boundary shall be the former centerline of such vacated street, alley, right-of-way or easement, providing that nothing in this section shall be construed to prevent the utilization of any existing lot in accordance with the use provisions of this title.
