For the purpose of promoting public health, safety, morals, comfort and general welfare; to conserve and protect property ad property values; to secure the most appropriate use of land; and to facilitate adequate but economical provision of public improvements, all in accordance with a comprehensive plan, the Board of Alderman of the City of Auxvasse finds it necessary and advisable to regulate the location, height, bulk, number of stories and size of buildings and other structures, including tents, cabins and trailers, percentages of lot areas which may be occupied, setback building lines, sizes of yards, courts and other open spaces, the density of population, the uses of buildings and other structures including tents, cabins and trailers and the uses of land for trade, industry, residence, recreation or other purposes and for such purposes divides the City of Auxvasse into districts or zones.
