All permitted uses of the I-1 Light Industrial District, § 155-12.02.

Any production, processing, cleaning, servicing, testing, repair, or storage of materials, goods, or products which shall conform with the performance standards set forth in § 155-23.02 of this chapter and which shall not be injurious or offensive to the occupants of adjacent premises by reason of the emission or creation of noise, vibration, smoke, dust, or other particulate matter, toxic and noxious materials, odors, fire or explosive hazards, glare or heat.

Warehouse, storage and transfer and electric and gas service buildings and yards.

Water supply, water and gas tank holders.

Railroad transfer and storage tracks and railroad rights-of-way.

Heating and electric power generating plants.

Storage facilities for building materials, sand, lumber and similar materials, open storage of contractor's equipment and supplies, provided such is enclosed within an obscuring wall or fence on those sides abutting all residential, business, or office districts, and on any front yard abutting a public thoroughfare. In any I-2 District, the extent of such fence or wall shall be eight feet in height. A chain-link type fence, with heavy shrubbery, in a continuous greenbelt five-foot wide inside of said fence, shall be considered to be an obscuring fence.

Other uses similar to the above uses.

Accessory structures and uses customarily incidental to the above permitted uses, provided such buildings and uses are located on the same zoning lot with a permitted use.

All special uses of the I-1 District, § 155-12.04, subject to the requirements of the I-1 District.

Extraction operations (§ 155-17.13).

Junkyards (§ 155-17.16).

Anemometer tower over 20 meters high.

Utility grid wind energy system.

On-site use wind energy system over 20 meters high.

All required conditions of the I-1 district shall apply.
