2 - ZONING DISTRICTS

Section 6.2.1 - Establishment of Zoning Districts

The territory of the Township of Berkeley Heights is hereby divided into the following Zoning Districts:

R-20 Residential Zone
R-15 Residential Zone
R-15A Residential Zone
R-10 Residential Zone
DD Downtown Development Zone
DMX Downtown Mixed Use Zone
HB-2 Housing-Business Zone
HB-3 Housing-Business Zone
DH-12 Downtown Housing Zone
DH-18 Downtown Housing Zone
DH-24 Downtown Housing Zone
AH-1 Attached Housing Zone
AH-3 Attached Housing Zone
AH-4 Attached Housing Zone
AH-5 Attached Housing Zone
AH-6 Attached Housing Zone
AH-7 Attached Housing Zone
OR Office and Research Zone
OR-B Office and Research Zone
LI Light Industrial Zone
MU Mixed Use Zone
OL Open Land Zone

Section 6.2.2 - Zoning District Map

Except as otherwise specifically described in this Ordinance, the aforesaid Zoning Districts are hereby established by the designation, locations and boundaries set forth and indicated on the Official Zoning Map.

Section 6.2.3 - Interpretation of Zoning District Boundaries

Where uncertainty exists as to any of said boundaries as shown on said map, the following rules shall apply:

A.

Zoning District boundary lines are intended to follow the centerline of the streets, railroad right-of-way, streams, and lot or property lines as they exist on plats of record at the time of the passage of this Ordinance, unless such Zoning District boundary lines are fixed by dimensions as shown on the Zoning District Map.

B.

Where such boundaries are not fixed by dimensions, and where they approximately follow lot lines, and where they do not scale more than ten (10) feet distance therefrom, such lot lines shall be construed to be such boundaries unless specifically shown otherwise.

C.

In unsubdivided land and where a Zoning District boundary divides a lot, the location of such boundary, unless the same is indicated by dimensions shown on the Zoning District Map, shall be determined by the use of the scale appearing thereon.

D.

Where a street or public way serves as the Zoning District boundary line and the street or public way is lawfully vacated, the former centerline shall be considered the Zoning District boundary line.
